Dean: questions and answers
Is a smaller place like Dean outside your area?
Not at all. Dean is within our area. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Does your area include sites such as Swanmore Business Park, near Dean?
Yes. We cover Dean and the area around it, including industrial estates, business parks and retail parks such as Swanmore Business Park. A few photographs and the unit address let us price the work.
Do you have third-party installer accreditation for fire stopping?
No, and we won’t imply otherwise. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them. Where it isn’t required, we install the specified sealant to the maker’s details.
Can you fire stop behind the services contractors?
Yes. Send the schedule or marked-up drawings and the specified product details. We can follow the services contractor floor by floor.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
How much does the work cost?
There isn’t a price list, as every site differs. Send photographs or drawings and we will price it at a fixed figure.
Is your workmanship covered by a guarantee?
Yes, for 12 months. If our installation fails in that time, we return and fix it.
How we handle fire stopping in Dean
For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. To price a package, phone 01277 525 020 or email drawings and photos with the schedule or marked-up drawings alongside the manufacturer’s details. Tell us what records you need and we’ll confirm with the quote. We work on small duct penetrations where the tested detail allows, joints between fire-resisting walls and floors and pipe penetrations, and the failures we are asked to look at most are fire stopping installed outside its tested range and expanding foam used as fire stopping. A specialist sealant contractor works differently from a general builder: in Dean, that means joint design, primers and backing rod as standard.
Barn and farm-building conversions near places like Dean often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Leave it or put it right?
An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. Halls, stores and units around places like Dean may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Our process
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. If others near Dean need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- Let us know about inductions and permits
- Point out parking and an unloading spot
- Share the asbestos register for older buildings

Service penetrations in Dean buildings
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Central London is about 60 miles from Dean. Office refits around the commuter belt bring new cabling through fire-resisting walls.
Hotels such as The Crown Hotel (to the south-west of Dean) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. Older community buildings such as Church of St Peter that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

General trades versus a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Signs you need fire stopping in Dean
Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint, and a product not tested for that movement may crack. The tested detail for a linear joint states the width and movement it covers.
Any of the following is a good reason to get the joints checked over:
- Fire seals cut back for extra cables and never reinstated
- Fire-rated sealant that has cracked or shrunk back
- Builders’ foam or ordinary silicone in compartment walls
- Unsealed openings around new pipes and cables
For a building at a site such as Swanmore Business Park (1.9 miles south of Dean), a check of penetration seals after each fit-out is good practice.
What to look for in a quote
- Their plan for phasing and protecting the area
- Their public liability cover
- Will RAMS and insurance details be available?
- The named product and why it was chosen
What else we do in Dean
Surface by surface
Cables and cable bundles
New data and power cables are the most common breach we see. We reseal around them to the specified detail, and we tell you if the bundle exceeds what sealant covers.
Small ducts
We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.
What sealant work can’t fix
We check first that sealant really is the fix. It won’t put right:
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Construction that lacks the fire resistance the seal relies on
- Fire doors, dampers or other fire safety equipment
Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we will tell you honestly.
Surfaces we seal
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Cable penetrations
- Linear gaps at wall heads
- Pipe penetrations
- Service gaps in risers
