Fire stopping in Dane End, done properly

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it, matching the product and detail it names. Where there isn’t one, the designer or fire engineer needs to set one first. The enquiries we see most involve fire-rated sealant that has cracked or shrunk back and service penetrations left open after M&E works, on small duct penetrations where the tested detail allows, cable penetrations and pipe penetrations. Whether you call it commercial sealant work, mastic application or joint sealing, in Dane End it comes down to the same thing: the right product in a properly prepared joint.

Barn and farm-building conversions near places like Dane End often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Common problems we fix in Dane End

On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is how unsuitable products and improvised details end up in compartment walls, which then have to be put right.

Look out for the following:

  • Snag lists that include open service penetrations
  • Service penetrations left open after M&E works
  • Unsealed joints where partitions meet the slab
  • Hidden openings found during inspections

Hotels such as Green End Park Hotel (0.6 miles north-west of Dane End) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

What to look for in a quote

  • Do they follow the manufacturer’s priming guidance?
  • Will failed sealant be removed rather than covered?
  • What level of public liability insurance do they hold?
  • Will CSCS-carded applicators be on site?

Our contractor checklist

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Questions we’re asked in Dane End

What happens to BS 476 references for fire stopping in Dane End?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Is Dane End too far out for you?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

What do you charge?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

Is colour matching possible?

It depends on the product specified. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Issuing fire ratings or certificates for seals
  • Walls or floors that aren’t fire-resisting to begin with
  • Large openings beyond what any sealant detail covers

If you’re not sure, just give us a call on 01277 525 020 or send details through our quote form and we will give you a straight answer.

What we seal

  • Cable penetrations
  • Linear gaps at wall heads
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

Our process

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Rural sites near Dane End may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

What we need from you

  • Send your site hours and access windows
  • Have the specification and drawings to hand
  • Tell us which areas need to stay in use

Ask for a quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Where services cross fire walls in Dane End

For England, the fire stopping of penetrations is dealt with in Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail. Dane End lies roughly 26 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product.

In a building such as Parish Church of All Saints, any service penetration through a fire-resisting wall should be sealed to the specified detail. Schools such as Munden Church of England Voluntary Controlled Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

What sets the cost

There’s no standard rate for sealant work, since sites vary so much. What we look at:

  • Any access equipment needed
  • Whether the work must be split into stages
  • Which sealant the job calls for
  • Travel to remote or island sites

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Details that help us quote

The more we know, the firmer the quote. When you get in touch, include:

  • Clear photos of the problem areas
  • Any dates the work must fit around
  • Any specification or named product
  • Whether the building will be occupied during the work

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or ring 01277 525 020 or email the details over to discuss it first.

Leave it or put it right?

Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed, so earlier action pays back. Halls, stores and units around places like Dane End may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.
