Climpy: questions and answers
Can you work on a hospital site such as Law Hospital?
Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is Climpy too small for you to travel to?
No. Places such as Climpy are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.
How do you deal with asbestos in old sealant?
The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
Can you handle several sites?
Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.
Can you tell us what fire stopping our building needs?
No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is fitting the specified fire-rated sealant, following the maker’s tested details.
Do you work in Scotland as well as England?
Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor.
What changes on 2 September 2029?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
Fire stopping in Climpy
A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls. We close the openings listed on your schedule, using the specified sealant and detail. We work on joints between fire-resisting walls and floors, cable penetrations and linear gaps at wall heads, and the failures we’re asked to look at most are unsealed joints where partitions meet the slab and expanding foam used as fire stopping. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Climpy is the same: the right product in a properly prepared joint.
Travel to smaller places like Climpy is planned so every penetration is sealed on one trip. Send the specification and photos of the openings, with sizes if you have them.

When something else is needed
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Plastic pipes whose detail calls for a collar or wrap
- Walls or floors that aren’t fire-resisting to begin with
- Signing off or certifying a building’s fire stopping
If in doubt, call the office on 01277 525 020 or send details through our quote form and we’ll say what we think.

Cost factors for service penetrations
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- Backing rod, priming and other preparation
- Whether old sealant has to be cut out first
- Any access equipment needed
- Specialist products, such as fire-rated or hygienic sealants
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Before you send an enquiry
Good information means a firmer quote. When you get in touch, include:
- Any dates the work must fit around
- The product your specification calls for
- The site address and postcode
- Photos of the joints, close up and from further back
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to speak to us on 01277 525 020 or email drawings and photos with what you know.

Fire-rated sealing for Climpy buildings
In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install what’s specified, to the product’s tested detail.
Around Climpy, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.

Damage plays a part too. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe, and the repair is often skipped.
Things that typically lead to an enquiry:
- Hidden openings found during inspections
- Seals that don’t match their tested detail
- Expanding foam used as fire stopping
- Fire-rated sealant that has cracked or shrunk back
Theatres, wards and plant rooms at sites like Law Hospital, 6 miles west of Climpy, all have compartment walls crossed by services.
Before you book anyone
- Health and safety accreditation such as CHAS
- Whether their applicators hold CSCS cards
- Is the sealant right for the movement and the substrate?
- Will failed sealant be removed rather than covered?
How a job runs
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. Tell us who will meet us and how to get in at your building near Climpy. That goes into the plan alongside the quote.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
Getting the site ready
- Send asbestos survey details if the building is pre-2000
- Agree which areas must stay open
- Have the specification and drawings to hand

Advice
Surface by surface
Drylining partitions
Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range and we’ll tell you what the detail says instead.
Plastic pipes
Waste and drainage pipes through floors are a frequent case. Whether sealant alone is acceptable depends entirely on the tested detail, and we’ll never swap a specified collar for sealant.
