Need fire stopping in Borough Green?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Service penetrations in Borough Green buildings

A number of hotels sit less than 2 miles from Borough Green. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product. Central London is about 23 miles from Borough Green. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls.

On a hospital site such as Sevenoaks Hospital, 4.9 miles to the west of Borough Green, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. Tenant changes at parks like Bourne Enterprise Centre, under half a mile to the north-east of Borough Green, bring new data and services, and openings through fire-resisting walls need the specified seal. Older community buildings such as The Church of the Good Shepherd that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Fire stopping in Borough Green, done properly

A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, and they are easy to forget. We close the openings listed on your schedule, using the specified sealant and detail. If you have seals that don’t match their tested detail and fire-rated sealant that has cracked or shrunk back, we can help. Looking for mastic applicators who cover Borough Green? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Buildings in a smaller place such as Borough Green that need fire-rated sealing are typically schools, care homes, surgeries, small offices and flats over shops. Specified fire-rated sealant goes around new services there, built to match the manufacturer’s detail.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Reviewing a building’s overall fire safety
  • Deciding what a wall or floor needs, which belongs to the designer
  • Signing off or certifying a building’s fire stopping

If in doubt, speak to us on 01277 525 020 or email the details over and we’ll say what we think before you book.

Where we work in Borough Green

  • Linear gaps at wall heads
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors

What the job involves on each surface

Drylining partitions

Drylined fire walls are tested in a particular build-up. The sealant detail has to be tested in that wall type, with the stated board layers.

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and debris are cleared from the opening, with backing added if the detail requires it.

Leave it or put it right?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

Our process

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact. Work in places the size of Borough Green is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

What we need from you

  • Send your site hours and access windows
  • Make sure the joints can be reached
  • Share the asbestos register for older buildings

FAQs: Borough Green

Is a smaller place like Borough Green outside your area?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

Does your area include sites such as Bourne Enterprise Centre, near Borough Green?

Yes. Our area takes in Borough Green and its surroundings, with estates and business parks such as Bourne Enterprise Centre included. To start, just call 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

How much does the work cost?

Every job gets its own fixed quote. To get one, call the office on 01277 525 020 or email us.

Is sealant suitable for all service openings?

No. A sealant’s evidence covers set services, gaps and wall or floor types. Outside that, a different product is needed.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Maintenance after handover

Regular inspection catches problems early. In particular:

  • Leave fire sealant to cure fully before covering it
  • Include service cupboards in routine inspections
  • Brief every trade that openings they make must be sealed
  • Have penetrations checked while they can still be seen

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.

A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate.
