Fire stopping for businesses in Blackstone

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Fire stopping for commercial buildings in Blackstone

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We hold no third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you have fire-stopping items raised at inspection or handover and head-of-wall gaps with no fire seal, we can help. Facilities teams, main contractors and managing agents in Blackstone tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Smaller places such as Blackstone still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Surface by surface

Cables and cable bundles

Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. Bundle size, cable type and the space between cables all matter.

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We follow your schedule area by area.

From enquiry to sign-off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Blackstone, we aim to finish in one visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • Clear stock, furniture or equipment away from the joints
  • Tell us which areas need to stay in use
  • Confirm the product named in the specification

Advice

Why act early in Blackstone

Inspections and handover checks often pick up fire stopping. Finding unsealed or improvised openings late can hold up a programme. For buildings around smaller places like Blackstone, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.

A quote for service penetrations depends on quantities, condition and access, plus any specification you are working to. Call for a quote.

Common questions from Blackstone clients

Is a smaller place like Blackstone outside your area?

No. Places such as Blackstone are covered as much as the big towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you work on a hospital site such as The Dene Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

What does an EI 60 rating mean?

In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. An EI 60 seal kept its integrity and insulation for 60 minutes as tested; installing to the detail is what carries that across to site.

What will the job cost?

There isn’t a price list, because every site is different. With photographs or drawings, we can give you a fixed quote.

Do you have third-party installer accreditation for fire stopping?

No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. If your contract requires third-party installer certification, we’re not the right fit for that package.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Maintenance after handover

To get the most from the new sealant:

  • Treat an open penetration as a priority repair
  • Don’t let anyone top up a fire seal with the wrong product
  • Record which product was used where
  • Settle who seals which penetrations at the start of a project

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.

When something else is needed

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Walls or floors that aren’t fire-resisting to begin with
  • Large openings beyond what any sealant detail covers
  • Writing the fire-stopping specification

If in doubt, call 01277 525 020 or email the details over and we will say what we think.

Joints and surfaces we work on

  • Service gaps in risers
  • Pipe penetrations
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Joints between fire-resisting walls and floors

Fire stopping in Blackstone: the local picture

Blackstone lies roughly 40 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

Theatres, wards and plant rooms at sites like The Dene Hospital (to the north-east of Blackstone) all have compartment walls crossed by services. Older community buildings such as The Parish Church of St Bartholomew that have been rewired or given new heating can have service gaps through walls worth checking against the specification. Industrial units on estates such as Aviation Trading Estate (1.3 miles south-east of Blackstone) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.
