About our fire stopping in Bean
Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. We close the openings listed on your schedule, using the specified sealant and detail. We work on joints between fire-resisting walls and floors, pipe penetrations and linear gaps at wall heads, and the usual reasons a site gets in touch are openings left by services added after handover and fire-stopping items raised at inspection or handover. Looking for mastic applicators who cover Bean? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Rural conversions around Bean can put new fire-resisting partitions inside older structures. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.
Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Our process
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building. Smaller jobs around Bean can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.
- The specification and schedule come first, so we know which details apply.
- Access, permits and the order of areas are agreed with the site team.
- Each opening is checked for wall or floor type, service, gap and depth.
- Foam, ordinary sealant and debris come out first.
- The specified backing and sealant go in to depth and are finished neatly.
- We tell you about openings that need a different product.
What we need from you
- Have the specification and drawings to hand
- For older buildings, check the asbestos register before work
- Tell us your opening times and when work is allowed

Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Record which product was used where
- Flag new cables with no seal around them
- Leave fire sealant to cure fully before covering it
- Include service cupboards in routine inspections
Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, so check the product data first.
Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there.
What happens if it’s left?
Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach. One visit to deal with every failing joint makes more sense than several trips to a place like Bean. Send photos of each area and we’ll quote for the lot.
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Surface by surface
Small ducts
Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.
Metal pipes
Metal pipes conduct heat, so their details often call for extra measures along the pipe. If the detail needs something beyond sealant, we tell you.

Cost factors for service penetrations
To price the job, we consider:
- Joint width, depth and condition
- The product specified
- Travel to remote or island sites
- How accessible the joints are
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
What to include in your enquiry
Good information means a firmer quote. When you get in touch, include:
- Rough lengths or quantities, or drawings if you have them
- The postcode of the building
- Photos of the joints, close up and from further back
- When you need the work done
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photos and a description will do.
Service penetrations in Bean buildings
There are two care or nursing homes within about 2 miles of Bean. In a care home, any new pipe or cable through a fire-resisting wall should be sealed to the specified detail. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.
For a school such as Bean Primary School, penetration sealing fits best at the end of the summer works. Residences at universities like University of Greenwich (1.2 miles north-west of Bean) have compartment walls that must be resealed whenever services change. At a healthcare site like Darent Valley Hospital, 1.3 miles to the north-west of Bean, new services through compartment walls are a constant, and each needs the specified seal.
Bean is about 3 miles west of Northfleet, in Kent. We send applicators to Bean for service penetrations, handled exactly as we handle every other area. 931 places across Kent fall within our area, Bean among them. There’s a separate page for London, about 17 miles away.
Anyone looking for fire stopping in DA2 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. Buildings on High Street, Drudgeon Way and Foxwood Road are within our area for service penetrations. With the B255 nearby, Bean is straightforward for us to reach. Nearby places we also cover include Green Street Green (1 mile south), Westwood (1 mile south-east), Darenth (1 mile west), Swanscombe (1 mile north) and Grubb Street (1 mile south). A short drive away, we cover Maidstone (15 miles south-east), Dartford (3 miles north-west), Sevenoaks (11 miles south-west), Gravesend (4 miles east), Northfleet (3 miles east) and Swanley (5 miles south-west).
Local landmarks in Bean
Locally, jobs take us to sites close to Beacon Wood Country Park, The Ebbsfleet Academy and The Black Horse pub and the streets around them. Bean’s nearest station is Greenhithe for Bluewater station, about 1.7 miles north of the centre. Other landmarks nearby include Stone Museum of Geology (2.2 miles north-west) and Stone Castle (1.2 miles north). Not far away are Chafford Gorges Nature Park and Sawyers Lake.
What we can’t put right
Honesty saves time and money. Fresh joints won’t solve:
- Construction that lacks the fire resistance the seal relies on
- Fire doors, dampers or other fire safety equipment
- Writing the fire-stopping specification
Not sure which it is? You can speak to us on 01277 525 020 or email us and we’ll tell you honestly.
What we seal
- Cable penetrations
- Joints between fire-resisting walls and floors
- Pipe penetrations
- Linear gaps at wall heads
- Small duct penetrations where the tested detail allows
- Service gaps in risers
Bean: questions and answers
Is a hospital such as Darent Valley Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Is Bean off your patch?
Not at all. Bean is within our area. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.
Who decides which product is used?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Will you write the fire-stopping specification?
No. The specification comes from your designer, fire engineer or building control. Our role is installing what they specify, to the product’s tested detail.
Can you fire stop behind the services contractors?
Yes. Send the schedule or marked-up drawings and the specified product details for a fixed quote. Work can run area by area behind the M&E trades.
Is the BS 476 change in 2029 relevant to fire stopping?
For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications, though transitional rules apply. Scotland follows its own Technical Handbook.
How do we ask for a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.
