Fire stopping in Bagnum, done properly

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. Those on your schedule are closed with the specified product. The enquiries we see most involve penetration schedules that need working through and non-fire-rated filler around services, on cable penetrations, service gaps in risers and joints between fire-resisting walls and floors. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Bagnum is the same: the right product in a properly prepared joint.

A job near Bagnum is typically planned around one visit, with the specification and photos sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Jobs in and around smaller places like Bagnum are normally planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out first.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

Before we start on site

  • Let building users know which areas are affected
  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification

Advice

Bagnum: questions and answers

Is Bagnum too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Will you take on work at estates like Platinum Jubilee Business Park, close to Bagnum?

Yes, sites like Platinum Jubilee Business Park are within our area, along with the rest of Bagnum. Send details of the unit and the work through our quote form for a quick quote.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Which standards are fire seals tested to?

In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. EI 60 means integrity and insulation for 60 minutes in the tested arrangement and the installation has to match the test.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.

Is the work guaranteed?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

What changes on 2 September 2029?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes, subject to the Government’s transitional arrangements. After that, the European classification under BS EN 13501-2 is the route. Product selection stays with your designer.

What affects the price in Bagnum

Each job is priced on its own details. The things that drive the figure:

  • Phasing around occupants
  • Quantities, in metres or numbers
  • The product specified
  • Location, for remote and island sites

A quote for service penetrations depends on quantities, condition and access. Ask us for a fixed quote.

Details that help us quote

Diagnosis starts before we arrive. Let us know:

  • Asbestos survey details if the building is older
  • Where the site is, with the postcode
  • What the building is and how it’s used
  • Specification clauses that apply

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or ring 01277 525 020 or email a schedule or drawings to discuss it first.

Maintenance after handover

For the best life from the joints:

  • Agree the fire-stopping specification before services go in
  • Ask which product is in place before decorating
  • Check risers and ceiling voids after each round of works
  • Treat an open penetration as a priority repair

Store the specified product details somewhere the next contractor can find them. It makes later repairs much easier to match.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Fire stopping in Bagnum: the local picture

In England, Approved Document B covers fire stopping of openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail.

For a school such as Ringwood School, penetration sealing fits best at the end of the summer works. Wherever services are added at a hospital such as St Leonard's Hospital, 4.4 miles west of Bagnum, the compartment line has to be made good with the specified product.

Bagnum is about 2 miles south-east of Ringwood, in Hampshire. Anywhere in BH24, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Bagnum is one of 723 places we cover in Hampshire. Southampton is covered too, some 17 miles away.

Postcode districts covered here: BH24. We also cover Crow (1 mile north), Upper Kingston (1 mile north-west), Hightown (1 mile north), Foulford (2 miles north) and Ringwood (2 miles north-west) for service penetrations. Bigger towns within reach include Totton (13 miles north-east), Lymington (10 miles south-east), New Milton (6 miles south-east), Barton on Sea (7 miles south-east), Dibden Purlieu (15 miles east) and Marchwood (14 miles east).

Different surfaces, different methods

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point against the detail’s limits.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers and the installation has to fit inside those limits.

What we’re called out for in Bagnum

Physical damage is another reason seals stop doing their job. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped, and the repair is often skipped.

Clients usually get in touch after noticing something like this:

  • Fire-rated sealant that has cracked or shrunk back
  • Fire-stopping items raised at inspection or handover
  • Seals disturbed by maintenance and left open
  • Expanding foam used as fire stopping

On a site such as Platinum Jubilee Business Park, 1.5 miles north-west of Bagnum, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

Before you book anyone

  • Will failed sealant be removed rather than covered?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their plan for phasing and protecting the area
  • Will CSCS-carded applicators be on site?
