Fire stopping in Bac
Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. We work on small duct penetrations where the tested detail allows, linear gaps at wall heads and service gaps in risers, and the failures we are asked to look at most are non-fire-rated filler around services and service penetrations left open after M&E works. Searching for sealant specialists in Bac? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Around smaller places such as Bac, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Signs you need fire stopping in Bac
Head-of-wall joints and wall-to-wall junctions are frequent weak points. Movement in the frame or slab can open the joint, and a product not tested for that movement may crack. The tested detail for a linear joint states the width and movement it covers.
Typical triggers for a call:
- Seals that don’t match their tested detail
- Expanding foam used as fire stopping
- Old intumescent sealant that has split away
- Unsealed penetrations discovered above suspended ceilings
Around Bac, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.
Questions to ask before you book
- How they handle RAMS and site documents
- How they’ll work around occupants
- Whether their applicators hold CSCS cards
- How joint depth will be controlled
How the quote is worked out
These are the things that shape the price:
- How accessible the joints are
- Backing rod, priming and other preparation
- Quantities, in metres or numbers
- Site requirements such as inductions and permits
There’s no price list, because the scope varies so much from one building to the next. Call for a quote.
What to include in your enquiry
There’s no need for a formal survey. These details are enough to start:
- Whether the building will be occupied during the work
- Whether an asbestos survey exists
- Rough lengths or quantities, or drawings if you have them
- Any specification or named product
Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.
Bac: questions and answers
Would you work within a site like Western Isles Hospital?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Will you travel to Bac on the island?
Yes. Our area covers all of Scotland, cities, towns and islands alike, and that includes island locations such as Bac. Island work is planned around ferry crossings and the weather, so photos and a full list before we travel are essential.
Is sealant suitable for all service openings?
No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we will tell you when that applies.
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Is the BS 476 change in 2029 relevant to fire stopping?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Can you quote from photographs?
Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.
Our process
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. For a building near Bac, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- Explain the parking and delivery arrangements
- Clear stock, furniture or equipment away from the joints
- Tell us which areas need to stay in use

Building owners, agents and FMs in Bac
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
Aftercare for building managers
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Treat an open penetration as a priority repair
- Ask which product is in place before decorating
- Get seals inspected before ceilings and boxing close
Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail using the same product.
The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open instead of being left for someone else.
What else we do in Bac
Penetration seals near Bac
Island jobs, Bac among them, are planned around the ferry and the forecast. Photos of each opening and the specification mean the right products make the trip. Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.
Theatres, wards and plant rooms at sites like Western Isles Hospital, 4.9 miles south-west of Bac, all have compartment walls crossed by services.

Honest limits
Being straight saves everyone time. New sealant won’t cure:
- Approving the work on behalf of building control
- Gaps in walls that were never built as compartment walls
- Deciding what a wall or floor needs, which belongs to the designer
Not sure which it is? You can phone 01277 525 020 or use the quote form and we’ll tell you honestly before you book.
