How fire stopping works in East Renfrewshire
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We hold no third-party fire-stopping installer certificate and we’d rather say that up front. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. We work on cable penetrations, joints between fire-resisting walls and floors and pipe penetrations, and the failures we’re asked to look at most are unsealed openings around new pipes and cables and seals disturbed by maintenance and left open.
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Pricing in East Renfrewshire
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Fire-resisting walls and floors across East Renfrewshire

Across East Renfrewshire, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days.
Newton Mearns: Colleges such as Riverside Music College (2.4 miles east of Newton Mearns) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. For a school such as Mearns Castle High School, penetration sealing fits best at the end of the summer works.
Site staff or a sealant specialist?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Different surfaces, different methods
Metal pipes
Sealant details often cover copper and steel pipework. Pipe diameter, annular gap, sealant depth and any pipe insulation all have to match the detail.
Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:
- Reviewing a building’s overall fire safety
- Plastic pipes whose detail calls for a collar or wrap
- Designing or specifying fire stopping, which sits with the designer or fire engineer
Why it fails
Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.
These are often picked up first by site or facilities staff:
- Old intumescent sealant that has split away
- Damaged fire seals in risers and voids
- Service penetrations left open after M&E works
- Openings found when ceilings come down for a refit
Looking after the joints
Once the work is signed off, a little attention goes a long way:
- Report damaged or disturbed seals as soon as they’re spotted
- Don’t let anyone top up a fire seal with the wrong product
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Check risers and ceiling voids after each round of works
Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown and get them dealt with.
The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.
Your questions answered
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Do you seal on top of existing sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Is your workmanship covered by a guarantee?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.
Will you quote for a small job?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
What will the job cost?
There isn’t a price list, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.
Does weather matter for sealant work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Do you offer coloured sealant?
Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
