Our fire stopping service in City of London
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. Most enquiries involve head-of-wall gaps with no fire seal and snag lists that include open service penetrations, across linear gaps at wall heads, joints between fire-resisting walls and floors and service gaps in risers.
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building.
- First we go through the drawings, schedule or specification for the seals.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
What affects the price in City of London
The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Fire-resisting walls and floors across City of London
Hospitals, schools, care homes, offices and blocks across City of London all rely on fire-resisting walls and floors. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.
We work across Greater London and the South East counties, so jobs in City of London are planned with access, loading and parking in mind.
City of London: On a site such as Southwark Bridge Business Centre, which lies south of City of London, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product. Workshops and IT rooms at colleges like London College of Marketing and Technology, 0.9 miles to the east of City of London, are re-serviced often, leaving penetrations to seal.
Honest limits
Honesty saves time and money. New sealant won’t cure:
- Plastic pipes whose detail calls for a collar or wrap
- Approving the work on behalf of building control
- Walls or floors that aren’t fire-resisting to begin with
What we’re called out for in City of London
Head-of-wall joints and wall-to-wall junctions are frequent weak points. Movement in the frame or slab can open the joint, and a product not tested for that movement may crack. Linear joint details set a width range and movement capability, and the seal has to sit within them.
It’s worth sending us details if you spot any of the following:
- Hidden openings found during inspections
- Unsealed openings around new pipes and cables
- Builders’ foam or ordinary silicone in compartment walls
- Open linear gaps along the top of fire-resisting walls
Site staff or a sealant specialist?
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Commercial clients in City of London
Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules.
Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. City of London can form part of a wider programme across City of London.
Why act early?
An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper.

Questions about City of London
Are you insured?
Yes. We are fully insured, including public liability cover.
What do BS EN 1366-3 and BS EN 13501-2 mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Classification follows BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
How long will the new sealant last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
Is BS 476 being phased out?
From 2 September 2029, Approved Document B in England drops its references to BS 476 classes. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
Do you seal openings left by new services?
Yes. Send the schedule or marked-up drawings and the specified product details. We can follow the services contractor floor by floor.
Do you cover City of London?
Yes. Sites across City of London are covered, with one number for every area we cover.
