Need facade sealing in Watt's Cross?

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Should maintenance staff do it?

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Facade sealing in Watt's Cross, done properly

Managing agents and owners in Watt's Cross ask us to, we reseal perimeters across whole elevations or a handful of problem windows. Either way, the method is the same: cut out, clean, back, prime where needed and seal. Each job carries our 12-month guarantee. We work on cladding panel joints, shopfront frames and stone and brick facade joints, and the failures we are asked to look at most are cold air coming in at window perimeters and perimeter joints where frames meet the structure. Whoever orders the work in Watt's Cross, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.

Conversions of older rural buildings near smaller places such as Watt's Cross bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

A 12-month guarantee applies to all our work. If an installation problem shows up, speak to us on 01277 525 020 or send details through our quote form and we will arrange a return visit.

Different surfaces, different methods

Render and coated surfaces

Sealant can only hold as well as the render or paint beneath it. We remove flaking material so the bead bonds to a firm surface, and areas needing repair are flagged.

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. They sit in the most exposed positions on the building, so preparation and product choice matter.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Damaged frames that need replacing
  • Installing or repairing glazing systems
  • Providing access systems for the work

Not sure which it is? You can speak to us on 01277 525 020 or email us and we’ll tell you honestly.

Surfaces we seal

  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Cladding panel joints
  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints

Do you need facade sealing in Watt's Cross?

Overlaying old sealant is a common shortcut that fails quickly. Fresh silicone won’t stick to cured silicone.

Common reasons buildings call us in:

  • Sealant pulling away from frames or panels
  • Damp patches beside frames after rain
  • Staining on stone next to old sealant
  • Perimeter joints where frames meet the structure

For a contractor working at a hospital such as Hollanden Park Hospital (0.9 miles east of Watt's Cross), perimeter and facade sealing is planned around patients and deliveries.

What to look for in a quote

  • How they’ll work around occupants
  • Is the sealant right for the movement and the substrate?
  • Do they follow the manufacturer’s priming guidance?
  • Will failed sealant be removed rather than covered?

Our contractor checklist

On site: what to expect

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed before the next one starts. If others near Watt's Cross need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Let building users know which areas are affected
  • Explain the parking and delivery arrangements
  • Clear stock, furniture or equipment away from the joints

Related advice

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Plan facade sealing alongside redecoration
  • Investigate damp beside windows promptly
  • Brief window cleaners about newly sealed joints
  • Walk the elevations once or twice a year

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Questions we are asked in Watt's Cross

Is a smaller place like Watt's Cross outside your area?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.

Is a hospital such as Hollanden Park Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is it okay to overlay old mastic?

No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Which sealant do you use on facades?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Some joints call for hybrid, PU or polysulphide instead, depending on the substrate and the specification.

Facade sealing around Watt's Cross: what changes locally

Watt's Cross is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager. Watt's Cross lies roughly 24 miles out from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, which keeps mastic packages in demand.

Historic houses such as Ightham Mote (3 miles north-east of Watt's Cross) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. When a college such as West Kent College, 3 miles to the south-east of Watt's Cross, builds or refurbishes, the mastic package usually has to fit around students and staff.

Watt's Cross is about 3 miles north-west of Tonbridge, in Kent. Anywhere in TN11, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Watt's Cross is one of 931 places we cover in Kent. There’s a separate page for London, roughly 24 miles from Watt's Cross.
