Need facade sealing in The Valley?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Damaged frames that need replacing
  • Arranging specialist high-level access, which is planned with the client
  • Water getting in through cracked render or porous masonry

Not sure which it is? You can call the office on 01277 525 020 or email us and we’ll tell you honestly.

Where we work in The Valley

  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Cladding panel joints
  • Coping and flashing joints
  • Window and door perimeters

Facade sealing in The Valley, done properly

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on offices, blocks and industrial units. Where sealant is the specified fix, we also take on coping and flashing joints. The enquiries we see most involve old perimeter mastic that has dried out and cladding panel joints that have opened up, across window and door perimeters, perimeter joints where frames meet the structure and coping and flashing joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in The Valley, that means joint design, primers and backing rod as standard.

In the countryside around places like The Valley, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is usually what’s needed.

A 12-month guarantee applies to all our work. If an installation problem shows up, call the office on 01277 525 020 or email the details over and we will arrange a return visit.

What the job involves on each surface

Render and coated surfaces

Paintable sealants exist for joints that will be coated. The choice depends on the specification and finish.

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. The specified stone-compatible sealant is what we use, and mask the edges carefully.

On site: what to expect

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. For work around The Valley, we aim to finish in one visit, so photos and measurements up front really help. That way the right products come on the day.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. We remove the old bead and check the edges are sound.
  4. Faces are cleaned, primed where needed and backed.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. We hand over with our 12-month workmanship guarantee.

Getting the site ready

  • Arrange parking or a loading space
  • Let building users know which areas are affected
  • Move anything stored against the joints

Common questions from The Valley clients

Is The Valley too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Will you fit the mastic around our build programme in The Valley?

Yes. Send the programme and drawings, and we’ll plan the mastic to suit the stages. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Mastic packages on The Valley sites

The South East is one of the drier parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack. At about 42 miles from central London, The Valley is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme.

With historic properties like Belmont House and Gardens (2.1 miles north-east of The Valley) in the area, refurbishment work often meets old masonry that needs compatible sealants. On any site in or around The Valley, the mastic follows the specification and the programme.

The Valley is about 6 miles south-west of Faversham, in Kent. We cover commercial sites throughout The Valley. The Valley is one of 931 places we cover in Kent. There’s a separate page for London, about 42 miles away.

Should maintenance staff do it?

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Aftercare for building managers

To get the most from the new sealant:

  • Walk the elevations once or twice a year
  • Keep sills, gutters and drainage paths clear
  • Combine resealing with other works that need access
  • Check the asbestos register before old mastic is disturbed

Hold back any cleaning crew until the joints have had their stated cure time. Pressure washers and harsh cleaners can damage a fresh bead and tell your cleaning contractor.

Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money and limits disruption.
