Facade sealing across The Common

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Jobs in and around smaller places like The Common are typically planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Move anything stored against the joints
  • Send asbestos survey details if the building is pre-2000
  • Arrange parking or a loading space

Facade sealing in The Common, done properly

A good facade joint depends on design as much as product. The width has to suit the expected movement and the sealant’s movement capability, while rod fixes the depth and stops the bead sticking to the rear, often at around 2:1 width to depth, as the manufacturer advises. We work on shopfront frames, coping and flashing joints and cladding panel joints, and the failures we are asked to look at most are damp patches beside frames after rain and failed seals around shopfront and entrance frames. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in The Common is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Conversions of older rural buildings near smaller places such as The Common bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Leave it or put it right?

Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure. Around The Common, it’s better to renew all the failing joints at once, rather than one at a time. Photos of every joint help us quote for the whole job.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

The Common: questions and answers

Is a smaller place like The Common outside your area?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Is hospital work, at somewhere like Saffron Walden Community Hospital, something you do?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Will you check whether the sealant is causing the leak?

Yes. We look at the perimeter sealant and tell you whether it has failed. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Which sealant do you use on facades?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Hybrid or MS polymer, polyurethane and polysulphide sealants suit others.

Should we check old sealant for asbestos?

It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder. Suspect material is left alone until it has been tested.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

When to bring in a specialist

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Arranging specialist high-level access, which is planned with the client
  • Render or concrete edges that have broken away
  • Replacing glass or failed glazing units

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we’ll tell you honestly.

Surfaces we seal

  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Perimeter joints where frames meet the structure
  • Coping and flashing joints
  • Cladding panel joints

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • Access and working height
  • Distance, for remote addresses
  • Backing rod, priming and other preparation
  • The product specified

Pricing facade joints depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.

Before you send an enquiry

However big the job, the same details help:

  • Whether an asbestos survey exists
  • How the joints are reached, and at what height
  • Your programme or deadline
  • Any specification or named product

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Contractors’ notes for The Common

At about 41 miles from central London, The Common is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme. The South East is one of the drier parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so we time external mastic for dry faces and agree it with the site team.

When a school such as Radwinter Church of England Voluntary Aided Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. Hospital estates such as Saffron Walden Community Hospital (3.5 miles west of The Common) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

The Common is about 4 miles east of Saffron Walden, in Essex. Across the CB10 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. The Common is one of 644 places we cover in Essex. For work in that direction, see our London page (41 miles or so).

Commercial sites across CB10 are covered for facade joints. We also cover Radwinter (1 mile south), Maple End (1 mile south-west), Wimbish (2 miles south-west), Hempstead (2 miles east) and Church End (3 miles north-west) for facade joints. Bigger towns within reach include Braintree (13 miles south-east), Saffron Walden (4 miles west), Halstead (14 miles south-east), Great Dunmow (10 miles south), Stansted Mountfitchet (10 miles south-west) and Great Notley (14 miles south-east).

Landmarks near The Common

A little further out are Castle Camps (2.8 miles north-east) and Saffron Walden Community Hospital (3.5 miles west). For a walk, there’s Hales and Shadwell Woods.
