How we handle facade sealing in St Nicholas
A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces, often at around 2:1 width to depth, as the manufacturer advises. We work on window and door perimeters, perimeter joints where frames meet the structure and coping and flashing joints, and the failures we’re asked to look at most are weathered facade joints that have lost their grip and gaps between rainscreen or cladding panels. Looking for mastic applicators who cover St Nicholas? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Around places like St Nicholas, a lot of construction is the conversion of older buildings, which leaves joints between old walls and new frames that need a sealant able to take the movement.
What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

On site: what to expect
Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. Work in places the size of St Nicholas is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.
- Access, site rules and timing are settled with the client up front.
- We only seal when joints are dry and within the product’s temperature range.
- We remove the old bead and check the edges are sound.
- Joints are cleaned, primed if required and fitted with backing rod.
- Sealant is gunned in and tooled hard onto both faces.
- Once signed off, the work carries our 12-month guarantee.
Before we start on site
- Explain the parking and delivery arrangements
- Agree which areas must stay open
- Let building users know which areas are affected

Common questions from St Nicholas clients
Is St Nicholas off your patch?
No. Places such as St Nicholas are covered as much as the big towns. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
Is hospital work, at somewhere like Lister Hospital, something you do?
Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Can you send site paperwork?
Each site asks for different documents, so tell us what you need and we will confirm it when we quote.
Will you check whether the sealant is causing the leak?
Yes. We look at the perimeter sealant and tell you whether it has failed. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Are you insured?
Yes. Mastic Doctor is fully insured, public liability included.
Mastic packages on St Nicholas sites
St Nicholas sits in or beside Stevenage, a twentieth-century planned town. Older buildings from the planned-town decades are often refurbished or reclad, which leaves new perimeter and facade joints. At about 30 miles from central London, St Nicholas is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, so mastic packages have to keep pace with busy programmes.
Further education sites such as North Hertfordshire College - Stevenage Campus (to the south-west of St Nicholas) are extended and refurbished from time to time, with mastic often programmed into the summer break. Recladding or extending a unit at a site like Monkswood Retail Park, 2.2 miles to the south-west of St Nicholas, brings panel joints and frame perimeters into the programme. On a healthcare site such as Lister Hospital (1.6 miles west of St Nicholas), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.
St Nicholas is about 1 mile north of Stevenage, in Hertfordshire. Our applicators travel to St Nicholas for work on facade joints, handled exactly as we handle every other area. We work across 371 places in Hertfordshire, large and small. We also cover London, some 30 miles away.
We cover the SG1 and SG2 postcode districts for facade joints. Buildings on York Road, Ripon Road and Drury Lane are within our area. Sites close to St Nicholas are covered too, including Rooks Nest (1 mile west), Pin Green (1 mile south-west), Chells (1 mile south-east), Stevenage (1 mile south) and Bedwell (1 mile south-west). A short drive away, we cover St Albans (14 miles south-west), Bishop's Stortford (15 miles east), Welwyn Garden City (9 miles south), Harpenden (10 miles south-west), Hitchin (4 miles north-west) and Hoddesdon (14 miles south-east).

Commercial clients in St Nicholas
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.
When to bring in a specialist
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
How the quote is worked out
There’s no standard rate for sealant work, because every site is different. What we look at:
- Induction, permit and paperwork requirements
- How accessible the joints are
- The size and state of each joint
- Travel to remote or island sites
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.
Sending details for a quote
Whether it’s one area or a whole building, the same details help:
- Specification clauses that apply
- The asbestos register, for older buildings
- Clear photographs of the problem areas
- Drawings or a marked-up plan, if available
To get a fixed quote, call 01277 525 020 or use the quote form with the site address and an outline of the work. Our quote form is another easy route.
How the job changes by surface
Coping and flashing joints
Not every coping or flashing leak is a sealant problem. Where the issue isn’t the sealant, we say so.
Perimeter joints at frames and structure
Perimeter joints at frames often show their age first. We cut them out, prepare both faces and reseal to the specification with a product suited to glazing perimeters.
Looking after the joints
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Check the asbestos register before old mastic is disturbed
- Record the product and colour used on each elevation
- Share access with other external trades
- Keep sills, gutters and drainage paths clear
Record the sealant type and date on the building file. Future work can then match the product and colour without guesswork.
In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it.
