Facade sealing in Southbourne: the local picture

The sea is no more than about 1 mile from Southbourne. Coastal exposure means perimeter and cladding joints work harder than on an inland job, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Rainfall across the South East, Southbourne included, is lower than in many parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so we time external mastic for dry faces and agree it with the site team.

Hospital estates such as Spire Hospital Portsmouth (to the north-west of Southbourne) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. For contractors at a school such as Southbourne Junior School, sealing has to be finished before term starts. Recladding or extending a unit at a site like Hambrook Business Park, 1.7 miles to the north-east of Southbourne, brings panel joints and frame perimeters into the programme.

Southbourne is about 4 miles east of Havant, in West Sussex. We send applicators to Southbourne for facade joints. We work across 373 places in West Sussex. For work in that direction, see our Portsmouth page.

We cover the PO10 postcode districts for facade joints. Streets here include Lodgebury Close, Manor Road and Northcote Gardens, and sites on any of them can send details for a fixed quote. If your building is just outside Southbourne, we cover Woodmancote (1 mile north), Lumley (1 mile west), Westbourne (1 mile north-west), Emsworth (1 mile west) and Thorney Island (2 miles south-west). Further afield, our area takes in Bognor Regis (11 miles south-east), Chichester (6 miles east), Selsey (10 miles south-east), Portfield (6 miles east), Yapton (13 miles east) and East Wittering (6 miles south).

Facade sealing in Southbourne

Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. We work on cladding panel joints, shopfront frames and coping and flashing joints, and what we’re called in for most is perimeter sealant that has split or peeled away and air leaks through failed facade joints. Looking for mastic applicators who cover Southbourne? We’ve been sealing commercial buildings since 2005.

On a small site around Southbourne, the mastic is best done in the fewest visits we can manage. Let us know the key stages and we will time the work so nothing waits on us.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Check that rainwater leaves the facade the way it was designed to
  • Add perimeter sealant to planned maintenance checks
  • Ask about asbestos in pre-2000 mastic
  • Don’t wait for a second leak before calling

Keep gutters, sills and drainage paths clear. Good drainage keeps water moving off the facade rather than sitting against the joints.

Get the joint design right when resealing: the right width, backing rod and a sealant with enough movement capability. A well-designed joint lasts longer than a like-for-like copy of a failed one.

How the quote is worked out

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Distance, for remote addresses
  • The total length or number of joints
  • Working within restricted access windows
  • Induction, permit and paperwork requirements

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Sending details for a quote

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • Asbestos survey details if the building is older
  • When you need the work done
  • A wide shot and a close-up of the area
  • Access details, including height

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to speak to us on 01277 525 020 or email a schedule or drawings with what you know.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Joints too narrow for the movement they take, which need redesign
  • Water getting in through cracked render or porous masonry
  • Arranging specialist high-level access, which is planned with the client

Not sure which it is? You can ring 01277 525 020 or email us and we’ll tell you honestly.

What we seal

  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Cladding panel joints
  • Stone and brick facade joints
  • Coping and flashing joints

Your questions answered

Can you work at a site such as Hambrook Business Park, by Southbourne?

Yes. Our area takes in Southbourne and its surroundings, with estates and business parks such as Hambrook Business Park included. Photos and a short description are enough for a first look.

Is a smaller place like Southbourne outside your area?

Not at all. Southbourne is within our area. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Do you replace windows or glass?

No. A glazing contractor handles that. What we seal are the joints around frames and panels.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Do you offer coloured sealant?

It depends on the product specified. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

Different surfaces, different methods

Coping and flashing joints

Where the specification calls for sealant at copings or flashings, we can seal them. These joints take full exposure to weather.

Brick and stone facades

On masonry, the sealant has to suit a porous, textured surface. Neutral-cure products are used because acetoxy types can mark some stone, with primer where its maker specifies.

How a job runs

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a site in Southbourne, we plan so the whole job is done in one go where possible. Clear photographs and measurements help us bring the right products.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

Before we start on site

  • Point out any areas we must not close
  • Point out parking and an unloading spot
  • Send any specification or drawings in advance
