Facade sealing for Old Deer sites

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

Facade sealing in Old Deer, done properly

Facade sealants sit in the sun, rain and frost every day, so they don’t last indefinitely. Life depends on movement, weathering, product choice and the quality of the original work. When the time comes, we cut the old sealant out completely and start again. Most enquiries involve cladding panel joints that have opened up and leaks at window and door perimeters, on stone and brick facade joints, window and door perimeters and coping and flashing joints. Searching for sealant specialists in Old Deer? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

External sealing around Old Deer depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • Replacing glass or failed glazing units
  • Joints too narrow for the movement they take, which need redesign
  • Render or concrete edges that have broken away

Not sure which it is? You can speak to us on 01277 525 020 or use the quote form and we will tell you honestly.

Joints and surfaces we work on

  • Coping and flashing joints
  • Shopfront frames
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Stone and brick facade joints

From enquiry to sign-off

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Tell us who will meet us and how to get in at your building near Old Deer. That goes into the plan alongside the quote.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

What we need from you

  • Point out parking and an unloading spot
  • Let building users know which areas are affected
  • Share the asbestos register for older buildings

Advice

What happens if it’s left?

Each spell of rain drives water past a failed facade joint. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing early costs far less than repairing what the water reaches. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Common questions from Old Deer clients

Is a smaller place like Old Deer outside your area?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Can you work on a hospital site such as Maud Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you seal facades in winter?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Cold, damp mornings can delay a start.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What do you charge?

Every job gets its own fixed quote. For yours, phone 01277 525 020 or email a schedule or drawings.

Do you run new sealant over the existing bead?

No. Overlaying is a shortcut that peels away quickly. Our method is a full cut-out, cleaning, backing and a new bead.

Do you use silicone for external joints?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Some joints call for hybrid, PU or polysulphide instead, as the specification or substrate requires.

Building and refurbishing in Old Deer

The east of Scotland, where Old Deer is, gets less rain than the west. Cold, damp starts still stop external sealing on some days. External dates keep a little give. In Old Deer, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. The mastic follows the specification that goes with the warrant.

For a contractor at a hotel such as Saplinbrae House Hotel, which lies north-west of Old Deer, the mastic often has to be finished before a reopening date. School extensions, at buildings such as Mintlaw Academy, normally run to the summer holidays, mastic included. On a healthcare site such as Maud Hospital, 3.2 miles to the west of Old Deer, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Old Deer is about 9 miles west of Peterhead, in Aberdeenshire. We send applicators to Old Deer for facade joints. Old Deer is one of 179 places in Aberdeenshire on our list. There’s a separate page for Aberdeen, roughly 25 miles from Old Deer.

What the job involves on each surface

Render and coated surfaces

Where the joint will be painted over, a paintable hybrid or PU sealant may suit. We confirm the product with you before starting.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.
