Facade sealing for Newtongrange sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing for commercial buildings in Newtongrange

Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds with products suited to facade or glazing perimeter joints. If you have failed sealant on precast panel joints and damp patches beside frames after rain, we can help, whatever the surface. Searching for sealant specialists in Newtongrange? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

For a site around Newtongrange, we plan the mastic in as few trips as the programme allows. Send drawings, photos and the programme so everything needed arrives on the first day.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Signs you need facade sealing in Newtongrange

The wrong product causes its share of trouble: an acetoxy cure can mark stone or corrode some metals, and interior products break down outdoors. Most external joints call for a neutral-cure, facade-grade sealant.

Typical triggers for a call:

  • Sealant pulling away from frames or panels
  • Gaps between rainscreen or cladding panels
  • Cold air coming in at window perimeters
  • Old perimeter mastic that has dried out

University estates such as Queen Margaret University (to the north of Newtongrange) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal.

Questions to ask before you book

  • How they handle RAMS and site documents
  • How the existing material will be dealt with
  • Proof of insurance
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Questions we are asked in Newtongrange

Does your area include sites such as Mayfield Industrial Estate, near Newtongrange?

Yes. Our area takes in Newtongrange and its surroundings, with estates and business parks such as Mayfield Industrial Estate included. Send details of the unit and the work through our quote form for a quick quote.

Is Newtongrange too far out for you?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Can you work while the building is occupied?

Usually, yes. We phase the work so most of the building stays in use.

Do you provide access for facade work?

That varies with the building and the access on offer. When you give us a call on 01277 525 020 or email a schedule or drawings, describe the access.

How many days will you need on site?

It depends on the scope, though a typical visit typically takes anything from a single day to several weeks, depending on joint lengths, access and the weather. For bigger or phased jobs, we will set out a timescale with the quote.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

Our process

Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us. Where we can, we combine work around Newtongrange with other jobs nearby. Tell us how flexible your dates are.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

  • Send your site hours and access windows
  • Arrange parking or a loading space
  • Warn occupants and staff about the work

Advice

What the job involves on each surface

Brick and stone facades

Brick and stone facades have perimeter and movement joints that need a compatible sealant. We avoid acetoxy silicone, which can stain some natural stone.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.

Doing it in-house

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Leave it or put it right?

Open facade joints also let air and dirt through: occupants notice draughts and cold spots around windows. A new seal closes the gap for both. Around smaller places like Newtongrange, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.

Pricing facade joints depends on how many there are, their condition and the access. Ask us for a fixed quote.
