Facade sealing around New Denham: what changes locally

There are several hotels within about 2 miles of New Denham. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. New Denham is about 17 miles from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, which keeps mastic packages in demand.

Building work at universities like Buckinghamshire New University (to the south-east of New Denham) is often timed for the summer, mastic included. Recladding or extending a unit at a site like Uxbridge Business Park, less than half a mile to the east of New Denham, brings panel joints and frame perimeters into the programme.

Facade sealing in New Denham

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. We work on perimeter joints where frames meet the structure, window and door perimeters and coping and flashing joints, and the failures we are asked to look at most are perimeter joints where frames meet the structure and facade joints cracked through the middle. For commercial sealant work in New Denham, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

In the countryside around places like New Denham, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is usually what’s needed.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

On site: what to expect

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Rural sites near New Denham may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Common questions from New Denham clients

Is New Denham too small for you to travel to?

Not at all. New Denham is within our area. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Could you schedule work at a campus like Buckinghamshire New University for the vacation?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Can you just add new sealant on top?

No. New sealant won’t hold on old sealant, so the old bead is cut away and the joint cleaned back to sound material. That is what makes the new joint last.

Do we need an asbestos check before resealing?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. The dutyholder’s asbestos register should be checked first; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do you replace windows or glass?

No. A glazing contractor handles that. We reseal window perimeters, panel joints and frame-to-structure perimeters on commercial buildings.

What the job involves on each surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. The specified stone-compatible sealant is what we use, and mask the edges carefully.

Cladding panel joints

Panel joints on cladding and rainscreen systems take movement every day. We use a product rated for the movement and suited to the panel surface, as the specification sets out.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

After the work

Once the work is signed off, a little attention goes a long way:

  • Avoid patch repairs on failed facade joints
  • Brief window cleaners about newly sealed joints
  • Keep sills, gutters and drainage paths clear
  • Add perimeter sealant to planned maintenance checks

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards with a compatible product.

Planned resealing is cheaper than reacting to leaks. Inspect regularly and reseal sections as they start to fail instead of after the damage.

What affects the price in New Denham

The price varies from site to site. It mainly depends on:

  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first
  • Site requirements such as inductions and permits
  • Which sealant the job calls for

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What we need to price the job

The more we know, the firmer the quote. When you get in touch, include:

  • Access details, including height
  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • A wide shot and a close-up of the area

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, call the office on 01277 525 020 or use the quote form.

Leave it or put it right?

Open facade joints also let air and dirt through: occupants notice draughts and cold spots around windows. A new seal closes the gap for both. Around New Denham, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
