How we handle facade sealing in Hilton
Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. We work on window and door perimeters, perimeter joints where frames meet the structure and coping and flashing joints, and the failures we are asked to look at most are hard, chalky sealant that no longer flexes and previous reseals run over old sealant. A specialist sealant contractor works differently from a general builder: in Hilton, that means joint design, primers and backing rod as standard.
Sites near smaller places like Hilton can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.
Work we carry out in Highland comes with a 12-month guarantee. Should something we installed fail, call the office on 01277 525 020 or send photos by email and we will come back to it.

Facade sealing around Hilton: how the place shapes the job
With the shore within about 3 miles, Hilton counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. Scotland has its own building regulations, and in Hilton warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant.
When a college such as Inverness College UHI (to the north-east of Hilton) builds or refurbishes, the mastic package normally has to fit around students and staff. Building work at universities like University of the Highlands & Islands (to the north-west of Hilton) is often timed for the summer, mastic included.
Hilton is about 1 mile south-east of Inverness, in Highland. We send applicators to Hilton for facade joints. Hilton is one of 256 places we cover in Highland.
Work on facade joints is covered throughout IV2, for business premises of every kind. For a building on Burn Road, Wade Road and Dell Road or nearby, we can quote for facade joints. Close to Hilton, our area also takes in Inverness (1 mile north-west), Lochardil (1 mile south-west), Slackbuie (1 mile south), Crown (1 mile north) and Ballifeary (1 mile west). Further afield, our area takes in Nairn (15 miles north-east), Cradlehall (3 miles north-east), Dingwall (13 miles north-west), Muir of Ord (10 miles north-west), Fortrose (9 miles north) and Conon Bridge (11 miles north-west). Hilton ranks among the main centres of Highland, with offices, shops, schools and other public and commercial buildings, and we cover them all. Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.
Near you in Hilton
Recent enquiries here include premises near Cavell Gardens, Maple Court Hotel and Inverness Royal Academy. Hilton’s nearest station is Inverness station, roughly 1.4 miles north of the centre. Nearby you will also find Inverness Castle (1.2 miles north-west) and Royal Northern Infirmary (1 mile north-west). Not far away are Tomnahurich.
Doing it in-house
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
When to call us in Hilton
Three-sided adhesion is a classic installation fault. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.
Any of the following is a good reason to get the joints checked over:
- Cold air coming in at window perimeters
- Damp patches beside frames after rain
- Old perimeter mastic that has dried out
- Staining on stone next to old sealant
For a contractor at a hotel such as Kingsmills Hotel, 0.7 miles to the north of Hilton, the mastic often has to be finished before a reopening date.

Questions we are asked in Hilton
Is a smaller place like Hilton outside your area?
Not at all. Hilton is within our area. We work across every Scottish council area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.
Does your area include sites such as Fairways Business Park, near Hilton?
Yes. Estates, retail parks and business parks around Hilton, Fairways Business Park among them, are all within reach. To start, just call 01277 525 020 or email us with the unit, the joints involved and your access times.
Can you work in cold or wet weather?
Year-round work is possible as long as joints are dry and temperatures suit the product. Cold, damp mornings can delay a start.
Is old mastic on our building likely to contain asbestos?
It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder, and we will ask to see it. Suspect material is left alone until it has been tested.
Do you install glazing systems?
No. That work needs a glazing specialist. What we seal are the joints around frames and panels on commercial buildings.
Will you quote for a small job?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
How do I request a quote?
It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.
Our process
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Jobs near Hilton are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.
- Access, site rules and timing are settled with the client up front.
- We only seal when joints are dry and within the product’s temperature range.
- We remove the old bead and check the edges are sound.
- Faces are cleaned, primed where needed and backed.
- Sealant is gunned in and tooled hard onto both faces.
- Once signed off, the work carries our 12-month guarantee.
Getting the site ready
- Move anything stored against the joints
- Send asbestos survey details if the building is pre-2000
- Arrange parking or a loading space
Ask for a quote
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photos and a description will do.

When something else is needed
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Render or concrete edges that have broken away
- Water getting in through cracked render or porous masonry
- Installing or repairing glazing systems
If in doubt, call the office on 01277 525 020 or send photos by email and we’ll say what we think.
Surfaces we seal
- Window and door perimeters
- Shopfront frames
- Stone and brick facade joints
- Coping and flashing joints
- Cladding panel joints
- Perimeter joints where frames meet the structure
What happens if it’s left?
Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, often turning up far from the joint. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Hilton before they leak.
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
Why us?
- Fixed quotes based on photos, drawings or a visit
- Constructionline member
- Colours chosen to suit frames, cladding or finishes where possible
- Commercial sealant work since 2005

Keeping the joints sound
A few simple habits keep the new joints working:
- Plan facade sealing alongside redecoration
- Brief window cleaners about newly sealed joints
- Insist on a full cut-out when joints are renewed
- Investigate damp beside windows promptly
After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.
In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it.
