How we handle facade sealing in Henham

Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. We work on shopfront frames, cladding panel joints and window and door perimeters, and the usual reasons a site gets in touch are cladding panel joints that have opened up and previous reseals run over old sealant. A single leaking joint is often how a building in Henham first comes to us: we look at the rest while we are there and tell you what we find.

Sites around smaller places like Henham can be a fair drive from suppliers, so we come with everything the package needs. Drawings, photographs and the programme let us give a fixed quote.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What sets the cost

Quotes vary with the job. Expect it to depend on:

  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • The total length or number of joints
  • Phasing around occupants

A quote for facade joints depends on quantities, condition and access, plus any specification you’re working to. Call for a quote.

Details that help us quote

To price the job accurately, we need to understand the site. Useful things to include:

  • The postcode of the building
  • Your programme or deadline
  • Clear photographs of the problem areas
  • Any specification or named product

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Building and refurbishing in Henham

Rainfall across the South East, Henham included, is lower than in many parts of the UK. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager. Henham is about 33 miles from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and main contractors there need mastic that keeps to the programme.

For contractors at a school such as Henham and Ugley Primary and Nursery School, sealing has to be finished before term starts. Historic houses such as Horham Hall (2.7 miles east of Henham) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. Units on estates such as Golds Nursery Business Park (1.2 miles south-west of Henham) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.

Henham is about 6 miles north-east of Bishop's Stortford, in Essex. We cover Henham, with the same fixed quotes and 12-month guarantee as everywhere else. Across Essex, 644 places are covered, Henham among them. There’s a separate page for London, about 33 miles away.

Work on facade joints is covered throughout CM22, for business premises of every kind. For a building on High Street, The Row and Crow Street or nearby, we can quote for facade joints. We also cover Elsenham (2 miles south-west), Ugley Green (2 miles south-west), Fuller's End (2 miles south-west), Ugley (2 miles west) and Broxted (2 miles east). A short drive away, we cover Braintree (14 miles east), Harlow (13 miles south-west), Saffron Walden (6 miles north), Great Dunmow (6 miles south-east), Stansted Mountfitchet (3 miles south-west) and Great Notley (13 miles east).

Keeping the joints sound

After handover, these steps help:

  • Share access with other external trades
  • Keep pressure washers away from fresh sealant
  • Clear debris that holds water against joints
  • Don’t wait for a second leak before calling

Keep gutters, sills and drainage paths clear. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.

Building facade joints into a maintenance cycle avoids emergency repairs. Inspect regularly and reseal sections as they start to fail.

From enquiry to sign-off

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Henham are normally planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

What we need from you

  • Flag any permit to work we will need
  • Point out parking and an unloading spot
  • Clear stock, furniture or equipment away from the joints

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Arranging specialist high-level access, which is planned with the client
  • Render or concrete edges that have broken away
  • Movement beyond what any sealant can handle

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

What we seal

  • Cladding panel joints
  • Window and door perimeters
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Stone and brick facade joints

Leave it or put it right?

Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, so the real damage is often some distance away. Older rural buildings around Henham move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

The price depends on the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.

Why clients in Henham choose us

Questions we are asked in Henham

Is a smaller place like Henham outside your area?

No. Places such as Henham are covered as much as the big towns. We work across Greater London and the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Will you take on work at estates like Golds Nursery Business Park, close to Henham?

Yes. Our area takes in Henham and its surroundings, with estates and business parks such as Golds Nursery Business Park included. Send details of the unit and the work through our quote form for a quick quote.

Which sealant will you use?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

How do we ask for a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Henham can form part of a wider programme across Essex.
