Need facade sealing in Fulking?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing for commercial buildings in Fulking

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause. If the evidence points away from the sealant, we say so before quoting. We work on window and door perimeters, coping and flashing joints and stone and brick facade joints, and what we are called in for most is hard, chalky sealant that no longer flexes and failed seals around shopfront and entrance frames. Looking for mastic applicators who cover Fulking? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as Fulking is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Keeping the joints sound

Once the work is signed off, these steps help:

  • Brief window cleaners about newly sealed joints
  • Investigate damp beside windows promptly
  • Combine resealing with other works that need access
  • Walk the elevations once or twice a year

Blocked sills and gutters push water at the joints. Good drainage keeps water moving off the facade rather than sitting against the joints.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Common questions from Fulking clients

Is Fulking too small for you to travel to?

Not at all. Fulking is within our area. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is hospital work, at somewhere like Southlands Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How is access to upper-level joints handled?

That varies with the building and the access on offer. Share what access exists or is planned when you send details, and we will plan the work with you.

Can you just add new sealant on top?

No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Providing access systems for the work
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Render or concrete edges that have broken away

If you are not sure, just call 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.

  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Shopfront frames
  • Coping and flashing joints
  • Stone and brick facade joints

Our process

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Smaller jobs around Fulking can be grouped with others nearby. A fixed quote is given before anything starts.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full and both faces cleaned back.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Advice

Leave it or put it right?

Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure. Halls, stores and units around places like Fulking may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Sites and facades in and around Fulking

Fulking lies roughly 42 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and main contractors there need mastic that keeps to the programme. Fulking is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so we time external mastic for dry faces and agree it with the site team.

Older buildings in the area around Fulking, such as Portslade Manor, which lies south of Fulking, need care when sealed: the product has to suit soft or historic materials. On a healthcare site such as Southlands Hospital, 3.7 miles south of Fulking, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Recladding or extending a unit at a site like Mackley Industrial Estate (2.2 miles west of Fulking) brings panel joints and frame perimeters into the programme.

Fulking is about 4 miles north-west of Brighton and Hove, in West Sussex. Across the BN5 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed.
