How we handle facade sealing in East Street
External sealing depends on the weather more than most trades. Joints have to be dry and the air and surface temperature within the product’s range, and cold, damp starts can delay work. We plan for that and keep you updated. If you have unsightly perimeter sealant on a visible elevation and new sealant peeling off old mastic, we can put it right, on shopfront frames, cladding panel joints and perimeter joints where frames meet the structure alike. For commercial sealant work in East Street, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Construction in and around smaller places such as East Street is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.
We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

What the job involves on each surface
Render and coated surfaces
Sealant can only hold as well as the render or paint beneath it. Loose coatings are cleaned back first.
Window and door perimeters
Frame materials vary, and so does the preparation. Primer goes on where the manufacturer specifies it for that substrate.

Questions about East Street
Is East Street too small for you to travel to?
Not at all. East Street is within our area. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.
Is a hospital such as Ramsgate General Hospital somewhere you can work?
Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and the quote will be based on it.
Is old mastic on our building likely to contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.
How many days will you need on site?
That varies with the scale of the job, but the work normally takes anything from a single day to several weeks, depending on joint lengths, access and the weather. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Do you replace windows or glass?
No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Cost factors for facade joints
Your fixed quote is built from the real scope. It takes account of:
- How much there is to seal
- Which sealant the job calls for
- Removal of failed or old sealant
- The size and state of each joint
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
Sending details for a quote
It doesn’t need to be a full survey. A few details are enough to get going:
- Anything awkward about access or site hours
- Specification clauses that apply
- What the building is and how it’s used
- Where the site is, with the postcode
The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or ring 01277 525 020 or email us if you’d rather talk the job through.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:
- Movement beyond what any sealant can handle
- Damaged frames that need replacing
- Arranging specialist high-level access, which is planned with the client
If in doubt, phone 01277 525 020 or email a schedule or drawings and we will say what we think before you book.
What we seal
- Coping and flashing joints
- Stone and brick facade joints
- Shopfront frames
- Perimeter joints where frames meet the structure
- Cladding panel joints
- Window and door perimeters
On site: what to expect
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and we clear our waste as we work. Jobs in and around smaller places like East Street are usually planned as a single visit, so photographs and measurements up front really help. That way the right products come on the day.
- Access, site rules and timing are settled with the client up front.
- Weather and temperature are checked against the product’s limits.
- We remove the old bead and check the edges are sound.
- Joints are cleaned, primed if required and fitted with backing rod.
- Facade-grade sealant goes in and is tooled to a tidy concave profile.
- Once signed off, the work carries our 12-month guarantee.
Getting the site ready
- Tell us what induction or permit system the site runs
- Have the specification and drawings to hand
- Point out any areas we must not close

Work for main contractors and building owners
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- Record the product and colour used on each elevation
- Plan facade sealing alongside redecoration
- Investigate damp beside windows promptly
- Ask about asbestos in pre-2000 mastic
If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards with a compatible product.
Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones inside the building.
