Facade sealing across East End

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Facade sealing for commercial buildings in East End

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause, but not always. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. Site teams most often ask us about previous reseals run over old sealant and discoloured or dirty facade joints, across shopfront frames, cladding panel joints and window and door perimeters. Looking for mastic applicators who cover East End? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Construction in and around smaller places such as East End is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Confirm the survey covers external sealants in older buildings
  • Insist on a full cut-out when joints are renewed
  • Walk the elevations once or twice a year
  • Don’t wait for a second leak before calling

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards.

Building facade joints into a maintenance cycle avoids emergency repairs. Regular checks let you renew joints before water gets in instead of after the damage.

From enquiry to sign-off

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Rural sites near East End may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. We hand over with our 12-month workmanship guarantee.

Advice

Different surfaces, different methods

Perimeter joints at frames and structure

Where framed systems such as shopfronts meet the building structure, there is a perimeter joint to seal. Our work is that perimeter joint rather than the system it surrounds.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod with primer where the product requires it.

Questions about East End

Does your area include sites such as Brantham Mill Industrial Estate, near East End?

Yes, sites like Brantham Mill Industrial Estate are within our area, along with the rest of East End. To start, just call the office on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Does the sea air around East End change the choice of sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Can staff carry on working while you are here?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Installing or repairing glazing systems
  • Movement beyond what any sealant can handle
  • Water getting in through cracked render or porous masonry

Not sure which it is? You can call 01277 525 020 or use the quote form and we’ll tell you honestly.

What we seal

  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Window and door perimeters
  • Coping and flashing joints
  • Cladding panel joints
  • Shopfront frames

Leave it or put it right?

Topping up a failed joint usually buys very little time. A full cut-out and fresh bead is the repair that holds and avoids repeat call-outs. Around East End, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Facade sealing in East End: the local picture

The sea is no more than about 2 miles from East End. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, and the sealant, primer and backing need choosing with that in mind. East End sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager.

When units on a site such as Brantham Mill Industrial Estate (1.1 miles south-west of East End) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. For contractors at a school such as Brooklands Primary School, sealing has to be finished before term starts. Older buildings in the area around East End, such as Castle House, 3.1 miles to the south-west of East End, need care when sealed: the product has to suit soft or historic materials.

Site staff or a sealant specialist?

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
