Facade sealing for Craig's End sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

How we handle facade sealing in Craig's End

Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. If you have failed seals around shopfront and entrance frames and old perimeter mastic that has dried out, we can put it right. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Craig's End is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Sites around smaller places like Craig's End can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photographs and the programme and we’ll quote to suit.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Mastic packages on Craig's End sites

At about 43 miles from central London, Craig's End is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, and each scheme needs its mastic sealed to programme. Rainfall across the South East, Craig's End included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager.

Historic houses such as Hedingham Castle, 4.6 miles to the east of Craig's End, are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. For contractors refurbishing units at places like Hunnable Industrial Estate, 2.8 miles to the east of Craig's End, the mastic covers cladding panels, roller-door and window perimeters.

Craig's End is in Essex. Anywhere in CO9, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Craig's End is one of 644 places we cover in Essex. Sites around London have their own page, roughly 43 miles from Craig's End.

Commercial sites across CO9 are covered for facade joints. We also cover Stambourne Green (1 mile north-west), Cornish Hall End (2 miles west), Birdbrook (2 miles north) and New England (3 miles north). Nearby towns on our patch include Braintree (9 miles south), Saffron Walden (11 miles west), Halstead (8 miles south-east), Great Dunmow (11 miles south-west), Stansted Mountfitchet (15 miles south-west) and Great Notley (10 miles south).

What happens if it’s left?

Patch repairs over old sealant tend to come back. A full cut-out and reseal costs more on the day but lasts much longer, so you aren’t paying for the same joint twice. One visit to deal with every failing joint makes more sense than several trips to a place like Craig's End, rather than one at a time. Photos of every joint help us quote for the whole job.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Why us?

  • Constructionline member for supplier checks
  • RAL and finish matching where the product range allows
  • A range of standard colours, depending on the product
  • Colour agreed before work starts

Your questions answered

Is Craig's End off your patch?

Not at all. Craig's End is within our area. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Will you fit the mastic around our build programme in Craig's End?

Yes, we work to the programme and the sequence the site sets. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

How do we ask for a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email a schedule or drawings. Include photos or drawings if you have them.

Can you just add new sealant on top?

No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit typically takes a day or two for a few elevations, and longer where access has to be moved around the building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Do you provide access for facade work?

That comes down to the access arranged for the job. Share what access exists or is planned when you send details, and we’ll plan the work with you.

Do you seal facades in winter?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Cold, damp mornings can delay a start.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Water getting in through cracked render or porous masonry
  • Render or concrete edges that have broken away
  • Replacing glass or failed glazing units

Not sure which it is? You can phone 01277 525 020 or send photos by email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Coping and flashing joints
  • Stone and brick facade joints
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Cladding panel joints

How the job changes by surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. The specified stone-compatible sealant is what we use, with masked edges for a clean line.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs in and around smaller places like Craig's End are usually planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Faces are cleaned, primed where needed and backed.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Tell us which areas need to stay in use
  • For older buildings, check the asbestos register before work
  • Clear stock, furniture or equipment away from the joints

How the quote is worked out

Your fixed quote is built from the real scope. It allows for:

  • How much there is to seal
  • How much existing material needs removing
  • Whether the work must be split into stages
  • Distance, for remote addresses

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Before you send an enquiry

Diagnosis starts before we arrive. Let us know:

  • The type of building and who uses it
  • Whether an asbestos survey exists
  • Any specification or named product
  • Any dates the work must fit around

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
