Perimeter joints at frames and structure

Perimeter joints at frames often show their age first. They are cut out, cleaned, backed and resealed with a product suited to glazing perimeters.

About our facade sealing in Corpach

Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. The enquiries we see most involve gaps between rainscreen or cladding panels and leaks at window and door perimeters, across coping and flashing joints, cladding panel joints and window and door perimeters. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Corpach, preparation and product choice get the time they need.

In smaller places such as Corpach, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Your questions answered

Do you take on work at healthcare sites like Belford Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Corpach off your patch?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

How many days will you need on site?

The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.

Do you run new sealant over the existing bead?

No. New sealant won’t hold on old sealant, so the old bead is cut away and the faces are cleaned before resealing. Nothing else gives a bond that lasts.

Do we need an asbestos check before resealing?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed. Removal of asbestos isn’t something we do.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Can you work while the building is occupied?

Typically, yes. Phased work can be planned so areas stay in use.

What we can’t put right

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Providing access systems for the work
  • Joints too narrow for the movement they take, which need redesign
  • Replacing glass or failed glazing units

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly.

Surfaces we seal

  • Coping and flashing joints
  • Window and door perimeters
  • Stone and brick facade joints
  • Shopfront frames
  • Cladding panel joints
  • Perimeter joints where frames meet the structure

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Jobs near Corpach are often grouped with others in the same area, to make the most of each trip. Tell us how flexible your dates are.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

Advice

Site staff or a sealant specialist?

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Record the product and colour used on each elevation
  • Avoid patch repairs on failed facade joints
  • Inspect facade joints on a regular cycle
  • Check the asbestos register before old mastic is disturbed

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards using a matching sealant.

Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones inside the building.

Mastic packages on Corpach sites

Corpach sits close to the coast, within about 2 miles. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Corpach is on Scotland’s wetter western side. Outside mastic is booked around the forecast, and internal sealing fills the gaps.

Projects at schools like Lochaber High School work to term dates, so mastic is programmed tightly. New wings at hospitals like Belford Hospital (2 miles south-east of Corpach) bring long runs of window and panel joints to seal.

Corpach (Gaelic: A'Chorpaich) is in Highland. We send applicators to Corpach for facade joints, handled exactly as we handle every other area. Across Highland, 256 places are covered, Corpach among them. Glasgow is covered too, around 76 miles from Corpach.

Commercial sites across PH33 are covered for facade joints. Buildings on Farrow Drive, Pob's Drive and Guisach Terrace are within our area. Close to Corpach, our area also takes in Banbhaidh (1 mile east), Caol (1 mile south-east), Taobh Lochaidh (2 miles east), Inverlochy (2 miles south-east) and Fort William (2 miles south). Remote and island addresses take more planning, from travel and ferries to the weather, so mention the location when you give us a call on 01277 525 020 or email drawings and photos.

What we’re called out for in Corpach

Adhesive failure, where the sealant peels away from one face, typically comes from poor preparation. Dust, old sealant residue, damp or a missing primer stop it bonding properly, and the joint opens with the first real movement.

Look out for the following:

  • Gaps between rainscreen or cladding panels
  • Old perimeter mastic that has dried out
  • Damp patches beside frames after rain
  • Perimeter sealant that has split or peeled away

Units on estates such as Blar Mhor Industrial Estate, 1.7 miles to the east of Corpach, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.
