Facade sealing for commercial buildings in Airth
Some clients need every window on a block resealed; others need a few leaking frames sorted. Either way, the method is the same: old sealant out, faces cleaned, depth set and a new bead tooled in. Each job carries our 12-month guarantee. We work on cladding panel joints, coping and flashing joints and perimeter joints where frames meet the structure, and what we are called in for most is facade joints cracked through the middle and water coming in around window frames. A single leaking joint is often how a building in Airth first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
For a site around Airth, we plan the mastic in as few trips as the programme allows. Clear drawings, a programme and photos let us bring the right sealants, primers and backing rod first time.
Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Facade sealing around Airth: how the place shapes the job
Airth lies within about 1 mile of the sea. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so joint design, primers and product choice deserve extra care. Airth is on Scotland’s drier eastern side. Cold, damp starts still stop external sealing on some days. We programme around it with the site team.
Hospital estates such as Bellsdyke Hospital, 3 miles to the south-west of Airth, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
Airth is about 4 miles south of Alloa, in Falkirk. We cover Airth and the rest of Falkirk, with the same fixed quotes and 12-month guarantee as everywhere else. Across Falkirk, 53 places are covered, Airth among them. Sites around Edinburgh have their own page, about 23 miles away.
Business premises anywhere in FK2 are within our area. If your site is on High Street, Main Street and Shore Road or close by, we can quote for facade joints. Access to Airth is via the A905 among other routes, so getting applicators and materials to site is simple. Sites close to Airth are covered too, including Dunmore (1 mile north-west), Kincardine (2 miles east), Carronshore (3 miles south), Skinflats (3 miles south) and Carron (3 miles south). Bigger towns within reach include Falkirk (5 miles south), Grangemouth (5 miles south-east), Bo'ness (8 miles south-east), Larbert (4 miles south-west), Stenhousemuir (3 miles south-west) and Denny (7 miles south-west).

Owners, agents and contractors
CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Why deal with it now?
Topping up a failed joint typically buys very little time. A full cut-out and reseal costs more on the day but lasts much longer and avoids repeat call-outs. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Airth, a repair visit takes planning, so it’s better to act early.
A quote for facade joints depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.

Our process
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. For work around Airth, we aim for one trip, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.
- We start with photos, drawings or a visit to see the joints and agree access.
- Product choice follows the joint’s movement and substrate.
- The existing bead comes out in full and the joint faces cleaned.
- Primer is applied where the maker specifies it.
- Backing rod is fitted and the new sealant gunned in and tooled.
- The finished joints are checked with you.
What we need from you
- Point out any areas we must not close
- Warn occupants and staff about the work
- Let us know about inductions and permits

Advice
What the job involves on each surface
Precast concrete panels
Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported before sealing.
Cladding panel joints
Joints between cladding panels open and close with temperature. We use a product rated for the movement and suited to the panel surface.
When to call us in Airth
Sometimes the substrate is the problem: if the edge of the render, concrete or coating breaks away, the bead goes with it. We tell you when the edges need repairing before resealing.
Typical triggers for a call:
- Sealant pulling away from frames or panels
- Draughts around frames and panels
- Cladding panel joints that have opened up
- Previous reseals run over old sealant
Further education sites such as Scottish Police College (to the east of Airth) are extended and refurbished from time to time, with mastic often programmed into the summer break.

Airth: questions and answers
Is Airth too small for you to travel to?
Not at all. Airth is within our area. We work across every Scottish council area. We plan jobs in smaller places so return trips are kept to a minimum.
Can work at a site such as Scottish Police College fit around teaching?
Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Will you check whether the sealant is causing the leak?
Yes. We check the sealant joints and report what we find before quoting. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Can you work while the building is occupied?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
How soon can the area be used again?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
After the work
To get the most from the new sealant:
- Avoid harsh cleaners on facade sealant
- Avoid patch repairs on failed facade joints
- Clear debris that holds water against joints
- Note when each elevation was last resealed
If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards using a matching sealant.
Planned resealing is cheaper than reacting to leaks. Regular checks let you renew joints before water gets in, rather than waiting for a ceiling stain.
