Expansion joint sealing in Wildmoor: the local picture

Wildmoor lies roughly 42 miles out from central London. The South East has large numbers of industrial estates and warehouses along the motorway corridors. The South East is one of the drier parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints.

Office parks like Optrex Business Centre (to the east of Wildmoor) have decks, ramps and clad elevations whose joints take movement every day. Across sites such as Campbell Court Office Park, 2.1 miles to the north-west of Wildmoor, floor and movement joints can be sealed in phases so units keep working. For an estate such as Basingstoke and North Hampshire Hospital, 4.1 miles west of Wildmoor, the joints in ramps, decks and long building elevations all need attention over time.

Wildmoor is about 4 miles north-east of Basingstoke, in Hampshire. Commercial clients in Wildmoor can call on us for movement joints, as part of our coverage of Hampshire. We work across 723 places in Hampshire, from busy centres to rural villages. We also cover Reading, around 10 miles from Wildmoor.

About our expansion joint sealing in Wildmoor

Joints in car park decks and ramps are among the hardest-working in any building. Tyres load the edges, and de-icing salts and water work into any gap. A sealant suited to traffic and the expected movement goes in, phasing bays so the car park can stay in use. The enquiries we see most involve damp inside where a wall movement joint has failed and expansion joints filled with dirt and stones, across precast concrete panel joints, brickwork movement joints and car park decks and ramps. A specialist sealant contractor works differently from a general builder: in Wildmoor, that means joint design, primers and backing rod as standard.

In and around smaller places like Wildmoor, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Your questions answered

Is Wildmoor too far out for you?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you work at a site such as Optrex Business Centre, by Wildmoor?

Yes. Estates, retail parks and business parks around Wildmoor, Optrex Business Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Do you offer coloured sealant?

It depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Treat a small split as a warning, not a cosmetic issue
  • Keep stones and debris out of open joint lines
  • Keep traffic off new joints until the cure time is up
  • Raise snow-clearing blades over deck joints where possible

Movement joints belong on the planned maintenance inspection list. A periodic look picks up tears and lifting before water gets in and long before edges start to break. Should you spot a problem, you can call 01277 525 020 or email us and send a picture.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Damaged metal nosings or cover plates over a joint

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we will say what we think before you book.

Surfaces we seal

  • Brickwork movement joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints

Different surfaces, different methods

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. We pick the product for the materials and the movement.

Concrete and precast panel joints

Precast panels often have surface residues that sealant won’t bond to. Proper cleaning and primer where specified give a sound bond and check the edges for soundness as we go.

Should maintenance staff do it?

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Why it’s worth doing now in Wildmoor

A torn seal left alone typically gets worse. Water and debris get in, the joint jams and the edges spall. Acting at the first split keeps the cost down. Older rural buildings around Wildmoor move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

On site: what to expect

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. If others near Wildmoor need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Before we start on site
