Aftercare for building managers

Cleaning and maintenance staff play a part too. Share these points with them:

  • Act on the first tear or lifting edge rather than waiting
  • Brief car park operatives to protect joint lines during winter clearance
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Avoid parking heavy plant or pallets on joint lines

Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead, and it’s worth checking joints once the cold weather has passed.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster and the broken length grows with every pass. Sealing early protects the edges.

Expansion joint sealing in Upshire

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water; the joint jams, its edges take the load and the arrises spall. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. If you’re dealing with brittle, chalky sealant on external joints and joints where the bead has lost adhesion, we can help, on precast concrete panel joints, car park decks and ramps and podiums and floor movement joints alike. Searching for sealant specialists in Upshire? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Smaller community and commercial buildings around Upshire have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

What we can’t put right

Honesty saves time and money. New sealant won’t cure:

  • Concrete or masonry repairs along the arrises
  • Damaged metal nosings or cover plates over a joint
  • Cracking or settlement that calls for an engineer’s assessment

If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we will give you a straight answer.

What we seal

  • Car park decks and ramps
  • Podiums and floor movement joints
  • Blockwork control joints
  • Precast concrete panel joints
  • Brickwork movement joints
  • Cladding panel joints

Our process

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. If others near Upshire need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

What we need from you

  • Have the specification and drawings to hand
  • Arrange parking or a loading space
  • Point out any areas we must not close

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. The choice depends on the substrates and how much the joint moves, and confirm it in the quote.

Podium joints

Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal, and tell you if the problem looks like the waterproofing below.

Quoting for work in Upshire

Your fixed quote is built from the real scope. It takes account of:

  • Distance, for remote addresses
  • How much there is to seal
  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages

A quote for movement joints depends on how many there are, their condition and the access. Call for a quote.

Before you send an enquiry

Whether it’s one area or a whole building, these details speed things up:

  • Specification clauses that apply
  • Approximate linear metres or a joint schedule
  • The postcode of the building
  • The asbestos register, for older buildings

Tell us about the building, the joints and when you need the work done, and we’ll put a fixed quote together. To get it moving, call 01277 525 020 or email the details over.

Warehouse floors and decks around Upshire

Upshire lies roughly 15 miles out from central London. The roads out of London are lined with trade parks and distribution sheds; their floors carry heavy traffic every shift. Upshire is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints.

In a school such as Upshire Primary Foundation School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Across sites such as Highbridge Retail Park, 2.4 miles to the west of Upshire, floor and movement joints can be sealed in phases so units keep working. Hospitals like St. Margaret's Hospital, 3.5 miles to the east of Upshire, have multi-storey or surface car parks whose joints carry vehicles round the clock.
