The South East is one of the drier parts of the UK. External joints still wait for dry conditions, and where de-icing salt is spread in winter, open joints let it in.

What happens if it’s left?

A torn seal left alone typically gets worse. Grit and water fill the gap and the material either side breaks up and the job grows to repairs as well as sealing. Acting at the first split keeps the cost down. One visit to deal with every failing joint makes more sense than several trips to a place like Tilford Reeds. Send photographs of each area and we will quote for the lot.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Our process

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact. If others near Tilford Reeds need work, visits can be combined. You will have a fixed quote before work starts.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Preparing the site

  • Tell us what induction or permit system the site runs
  • Share your working hours and any access restrictions
  • Move anything stored against the joints

Looking after the joints

A few simple habits keep the new joints working:

  • Inspect exposed joints once the cold weather has passed
  • Act on the first tear or lifting edge rather than waiting
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Raise snow-clearing blades over deck joints where possible

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint. Barriers left in place until then protect the finish.

Once debris packs a failed joint, the structure has nowhere to expand. The arrises crack and break away under the load, turning a sealant job into a repair job. A sound seal keeps the joint working.

Honest limits

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Concrete or masonry repairs along the arrises
  • A joint that has to be widened or re-detailed before it can work
  • Waterproofing layers buried beneath the sealant

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we will say what we think.

Joints and surfaces we work on

  • Blockwork control joints
  • Brickwork movement joints
  • Car park decks and ramps
  • Cladding panel joints
  • Podiums and floor movement joints
  • Precast concrete panel joints

Common problems we fix in Tilford Reeds

Sometimes the sealant holds but the substrate breaks away. Weak or crumbling concrete, brick or render edges give the sealant nothing sound to grip so edge repair has to come before resealing.

Site and facilities staff are often the first to spot these:

  • Weathered movement joint sealant that no longer flexes
  • Rain penetration at brick or block movement joints
  • Expansion joints filled with dirt and stones
  • Layers of sealant in a movement joint

Office parks like The Sands Business Centre (to the north of Tilford Reeds) have decks, ramps and clad elevations whose joints take movement every day.

Comparing quotes

  • Which product they’ll use, and why it suits the joint
  • Can the work be phased to keep areas open?
  • How the joint faces will be prepared and primed
  • What site paperwork they can supply

Questions about Tilford Reeds

Is a smaller place like Tilford Reeds outside your area?

No. Places such as Tilford Reeds are covered as much as the big towns. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Does your area include sites such as The Sands Business Centre, near Tilford Reeds?

Yes. Our area takes in Tilford Reeds and its surroundings, with estates and business parks such as The Sands Business Centre included. Photos and a short description are enough for a first look.

When can you be on site?

Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Why has the sealant in our expansion joints split?

Most often the movement is too much for the product or the joint width. We review the joint design as well as the sealant before pricing.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What the job involves on each surface

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. A trafficable sealant suited to the movement goes in with bays done in phases so the car park keeps running.

Podium joints

Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal, and tell you if the problem looks like the waterproofing below.
