Expansion joint sealing near Startop's End

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Expansion joint sealing for commercial buildings in Startop's End

Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1. We work on cladding panel joints, car park decks and ramps and brickwork movement joints, and what we’re called in for most is layers of sealant in a movement joint and torn sealant in brick or block movement joints. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Startop's End is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Jobs around smaller places like Startop's End are planned so the whole job is done in one visit. Note joint widths and the traffic that uses them, and we’ll take it from there.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Where floor joints take the most wear near Startop's End

Startop's End has at least three named business or industrial parks inside a 3-mile radius. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. Startop's End is about 33 miles from central London. The roads out of London are lined with trade parks and distribution sheds, and their floor joints take forklift and pallet-truck traffic all day.

Schools such as Marsworth Church of England Infant School have movement joints in their walls and floors that are easy to overlook. Phasing is what makes joint work possible on busy sites such as Old Airfield Industrial Estate (1.4 miles north of Startop's End): one bay, aisle or car park row at a time. Business parks such as Silk Mill Business Park, 1.4 miles to the south of Startop's End, have car parks, paved areas and long brick and panel elevations, all with movement joints.

From enquiry to sign-off

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. For a building around Startop's End, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Put movement joints on the planned maintenance inspection round
  • Plan racking layouts so feet don’t land on a joint
  • Treat a small split as a warning, not a cosmetic issue
  • Leave barriers in place until fresh joint sealant has cured

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.

Floor joints with failed fillers break up quickly under wheels. Broken arrises jolt trucks, loads and drivers, and the damage spreads along the joint. Sealing early protects the edges.

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What we can’t put right

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Damaged metal nosings or cover plates over a joint
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Changing the joint layout or spacing of a structure

If you’re not sure, just call the office on 01277 525 020 or send photos by email and we’ll give you a straight answer.

Questions we are asked in Startop's End

Is hospital work, at somewhere like Tindal Centre, something you do?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you cover business parks and estates near Startop's End, such as Silk Mill Business Park?

Yes, sites like Silk Mill Business Park are within our area, along with the rest of Startop's End. To start, just call the office on 01277 525 020 or use the quote form with the unit, the joints involved and your access times.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

What guarantee do you give on joint sealing?

The 12-month guarantee applies to the workmanship. Tell us straight away if a joint we sealed gives trouble in that time.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Do you use silicone or polyurethane in movement joints?

It depends on the movement, exposure and traffic. Facades often take a low-modulus silicone; floors and decks normally need a polyurethane.

What sets the cost

These are the things that shape the price:

  • Joint width, depth and condition
  • How accessible the joints are
  • Induction, permit and paperwork requirements
  • Distance, for remote addresses

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Sending details for a quote

Whether it’s one area or a whole building, the same details help:

  • Your programme or deadline
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back
  • The postcode of the building

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
