Need expansion joint sealing in Stanway?

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

How we handle expansion joint sealing in Stanway

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap. We reseal deck and ramp joints with a trafficable sealant chosen for the movement and the work can be phased so parts of the car park stay open. We work on car park decks and ramps, precast concrete panel joints and cladding panel joints, and the usual reasons a site gets in touch are spalled or broken joint edges in floors and decks and torn sealant in brick or block movement joints. For a site near Stanway, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or email the details over and we’ll come back to it.

Questions about Stanway

Do you cover business parks and estates near Stanway, such as Stane Retail Park?

Yes. Our area takes in Stanway and its surroundings, with estates and business parks such as Stane Retail Park included. Photos and a short description are enough for a first look.

Is Stanway too far out for you?

No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

What if the joint edges are damaged?

A bond is only as strong as the material behind it, so we’ll tell you if the edges need repairing before sealing. Where it’s visible beforehand, we’ll say so when we quote.

Why has the sealant in our expansion joints split?

Adhesion failure, cohesive failure, edge breakdown and UV ageing account for most cases. Working out the cause comes first, because the fix differs.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Do you reseal car park expansion joints?

Yes. Let us know the opening hours and which levels or bays have to stay available.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send details through our quote form. Include photographs or drawings if you have them.

How the job changes by surface

Joints between different materials

Some mixed-material joints suit a hybrid sealant. The choice depends on the substrates and how much the joint moves, and confirm it in the quote.

Concrete and precast panel joints

Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.

What sets the cost

What shapes the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • Joint width, depth and condition
  • Site requirements such as inductions and permits
  • How much existing material needs removing

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

A good diagnosis starts with the right details. Let us know:

  • The asbestos register, for older buildings
  • Specification clauses that apply
  • How the joints are reached, and at what height
  • Whether the building will be occupied during the work

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Signs you need expansion joint sealing in Stanway

Sometimes the sealant holds but the substrate breaks away. Weak or crumbling concrete, brick or render edges give the sealant nothing sound to grip so edge repair has to come before resealing.

Any of the following is a good reason to get the joints checked over:

  • Torn sealant in brick or block movement joints
  • Debris jammed in movement joints
  • Car park joints leaking onto vehicles below
  • Arrises breaking up along floor joints

Large sites such as Essex County Hospital (to the east of Stanway) have car parks, service roads and long elevations with movement joints in brick and panels.

Our contractor checklist

On site: what to expect

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Rural sites near Stanway may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Before we start on site

  • Send your site hours and access windows
  • Tell us what induction or permit system the site runs
  • Send asbestos survey details if the building is pre-2000

Maintenance after handover

After handover, a little attention goes a long way:

  • Keep traffic off new joints until the cure time is up
  • Act on the first tear or lifting edge rather than waiting
  • Look over external and deck joints after a hard winter
  • Include every elevation and deck joint in periodic inspections

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we’ll tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint, well after the seal first opened. Resealing promptly prevents internal damage.
