Expansion joint sealing in South Chailey

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About our expansion joint sealing in South Chailey

Internal floor joints take trolleys, pallet trucks and forklifts. Unsupported edges break up under wheels so the product has to suit both the traffic and the movement. If the arrises are already broken, we’ll say so before sealing, and phased work keeps areas in use. We work on blockwork control joints, car park decks and ramps and brickwork movement joints, and the usual reasons a site gets in touch are arrises breaking up along floor joints and water getting into the wall through a failed joint. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in South Chailey, preparation and product choice get the time they need.

Halls, schools and small commercial buildings near places like South Chailey have movement joints in brick, block and concrete too. They tend to be overlooked until something leaks or cracks.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Warehouse floors and decks around South Chailey

The South East is one of the drier parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints. South Chailey lies roughly 39 miles out from central London. The roads out of London are lined with trade parks and distribution sheds; their floors carry heavy traffic every shift.

Schools like Chailey School often have long brick elevations with movement joints that age quietly. Business parks such as Park Farm Business Park, 2.6 miles to the west of South Chailey, have car parks, paved areas and long brick and panel elevations, all with movement joints. Campuses like University of Sussex, 1.4 miles to the north of South Chailey, mix old and new buildings, with movement joints wherever they meet.

South Chailey is about 4 miles north of Lewes, in East Sussex. Any commercial site in South Chailey is covered. Our East Sussex coverage takes in 308 places. Sites around Brighton have their own page, about 9 miles away.

Business premises anywhere in BN8 are within our area. Buildings on Mill Brooks, Whitegates Close and Brickyard Lane are within our area for movement joints. Just outside South Chailey, we also work in South Street (1 mile north), Chiltington (1 mile south), Chailey (2 miles north-east), East Chiltington (2 miles south-west) and Plumpton Green (2 miles west). Bigger towns within reach include Seaford (13 miles south-east), Lewes (4 miles south), Hailsham (13 miles south-east), Crowborough (11 miles north-east), Uckfield (6 miles east) and Newhaven (11 miles south).

After the work

Keep the joints in good shape with a few simple steps:

  • Raise snow-clearing blades over deck joints where possible
  • Inspect movement joints alongside other routine building checks
  • Plan racking layouts so feet don’t land on a joint
  • Reopen bays and walkways only after the stated cure time

Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.

A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.

Leave it or put it right?

Patching the worst lengths of a joint can make sense short term. The remaining sealant is often close to failing too, and a second visit means paying for access again. We can price a patch and a full reseal side by side. Older rural buildings around South Chailey move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

South Chailey: questions and answers

Is South Chailey too small for you to travel to?

No. Places such as South Chailey are covered as much as the big towns. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.

Can you work on a hospital site such as Lewes Victoria Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Are expansion joints and movement joints the same thing?

They’re closely related. A movement joint allows for expansion, contraction, shrinkage and loading.

What guarantee do you give on joint sealing?

The workmanship is guaranteed for 12 months from sign-off, and we are fully insured for public liability. Regular sweeping and inspection help the joints last.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Do the joint edges need to be sound before sealing?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we’ll say so when we quote.

Can you work while the building is occupied?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

How a job runs

We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. For work around South Chailey, we aim to finish in one visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Before we start on site

  • Share the asbestos register for older buildings
  • Agree which areas must stay open
  • Share your working hours and any access restrictions

Related advice

Should maintenance staff do it?

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For managing agents and facilities managers

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.

When something else is needed

Honesty saves time and money. New sealant won’t cure:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Damaged metal nosings or cover plates over a joint

Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.
