About our expansion joint sealing in Singlewell or Ifield

Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability, and depth is controlled using closed-cell backing rod, or bond-breaker tape in shallow joints. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. The enquiries we see most involve joints where the bead has lost adhesion and damp inside where a wall movement joint has failed, on cladding panel joints, brickwork movement joints and car park decks and ramps. A single leaking joint is often how a building in Singlewell or Ifield first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Smaller community and commercial buildings around Singlewell or Ifield have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Common questions from Singlewell or Ifield clients

Is a smaller place like Singlewell or Ifield outside your area?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.

Can you work at a site such as Canal Industrial Park, by Singlewell or Ifield?

Yes. Estates, retail parks and business parks around Singlewell or Ifield, Canal Industrial Park among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Can the sealant be colour-matched?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you use silicone or polyurethane in movement joints?

The right product depends on the joint. Facades often take a low-modulus silicone; floors and decks usually need a polyurethane unless the specification names something else.

What if the joint edges are damaged?

Spalled edges need repairing before a new seal will last, and we will point out where that’s the case. Sealing over them leads to early failure.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.

Can you seal joints in cold or wet weather?

Outside work depends on conditions: rain, frost and condensation all stop sealant bonding. Internal floor joints are far less affected.

What sets the cost

To price the job, we consider:

  • Which sealant the job calls for
  • Working within restricted access windows
  • The site’s rules and procedures
  • Location, for remote and island sites

A quote for movement joints depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • Approximate linear metres or a joint schedule
  • Any dates the work must fit around
  • The product your specification calls for
  • How the joints are reached, and at what height

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photos and a description will do.

Our process

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near Singlewell or Ifield need work, visits can be combined. A fixed quote is given before anything starts.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Getting the site ready

  • Share your working hours and any access restrictions
  • Confirm the product named in the specification
  • Clear stock, furniture or equipment away from the joints

After the work

To get the most from the new sealant:

  • Check joints after long freezing spells
  • Leave barriers in place until fresh joint sealant has cured
  • Report split or peeling joint sealant early
  • Raise snow-clearing blades over deck joints where possible

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

Once debris packs a failed joint, the structure has nowhere to expand. The arrises crack and break away under the load, turning a sealant job into a repair job. A sound seal keeps the joint working.

What we can’t put right

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Movement on a scale no sealant is meant to absorb
  • A joint that has to be widened or re-detailed before it can work
  • Damaged metal nosings or cover plates over a joint

If in doubt, speak to us on 01277 525 020 or email the details over and we’ll say what we think before you book.

What we seal

  • Brickwork movement joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints

Floors, slabs and movement joints in Singlewell or Ifield

With the shore within about 3 miles, Singlewell or Ifield counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. The South East is one of the drier parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and winter de-icing salt on car parks and ramps works into any open joint.

Another example is Lion Business Park (2 miles north-east of Singlewell or Ifield), where floors and yards would be done in stages around the occupiers. On industrial estates such as Canal Industrial Park, 2 miles to the north of Singlewell or Ifield, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.

Why it’s worth doing now in Singlewell or Ifield

Doing joint resealing alongside other planned works can save on access. But joints already letting water in shouldn’t wait for a programme, as damage continues meanwhile. We can split the scope into urgent and planned. One visit to deal with every failing joint makes more sense than several trips to a place like Singlewell or Ifield, rather than one at a time. Photos of every joint help us quote for the whole job.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why us?

  • One number for every site we cover

When to call us in Singlewell or Ifield

The edges of the material can fail rather than the sealant. If the edge of the joint is friable, the bond fails with it, so we tell you if the edges need repairing first.

Typical triggers for a call:

  • Rain penetration at brick or block movement joints
  • Hardened, cracked sealant on exposed facades
  • Joints packed with grit and debris
  • Joints where the bead has lost adhesion

Schools such as Singlewell Primary School have movement joints in their walls and floors that are easy to overlook.
