Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Expansion joint sealing for commercial buildings in Rye

We have been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. Site teams most often ask us about sealant pulling off the joint face and damp inside where a wall movement joint has failed, on blockwork control joints, podiums and floor movement joints and precast concrete panel joints. A specialist sealant contractor works differently from a general builder: on jobs in Rye, preparation and product choice get the time they need.

Rural business units around smaller places such as Rye often have new slabs laid inside older buildings. Joints in those slabs need a product suited to whatever runs over them, from pallet trucks to foot traffic.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Our process

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work typically takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. For a job in Rye, the main thing is a clear picture of the work. You will then get a fixed price for the work.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Finished joints are checked and backed by our 12-month guarantee.

Cost factors for movement joints

A fixed quote reflects the actual work. It takes account of:

  • The product specified
  • Access and working height
  • Induction, permit and paperwork requirements
  • Travel to remote or island sites

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

What to include in your enquiry

However big the job, these details speed things up:

  • The type of building and who uses it
  • A wide shot and a close-up of the area
  • The product your specification calls for
  • Drawings or a marked-up plan, if available

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, call 01277 525 020 or email a schedule or drawings.

Questions about Rye

Can you work at a site such as Jempson Trading Estate, by Rye?

Yes. Estates, retail parks and business parks around Rye, Jempson Trading Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Our building in Rye is near the coast: does that change the sealant?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Can the building stay open while you work?

Usually, yes. We phase the work so most of the building stays in use.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Is Rye in your area?

Yes. Rye falls within our area, and you can ring 01277 525 020 or send details through our quote form to get started.

Can a joint be sealed if the edges are broken?

Sound edges are essential. Where they’ve broken up, we’ll tell you they need repairing first, so the new seal has something to grip.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards.

How the job changes by surface

Concrete and precast panel joints

Precast panels often have surface residues that sealant won’t bond to. We prepare the faces thoroughly and prime where the maker calls for it, so the new seal holds.

Internal floor movement joints

Warehouse and retail floors have saw-cut induced joints and construction joints. Trafficked floor joints often get a semi-rigid filler, with a flexible sealant where movement is larger.

Traffic, movement and joints around Rye

Rye lies within about 2 miles of the sea. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Rainfall across the South East, Rye included, is lower than in many parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open.

In a school such as Rye Community Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. At places like Churchfields Industrial Estate, which lies south-east of Rye, joints are sealed a section at a time so operations carry on. On industrial estates such as Jempson Trading Estate, under half a mile south-west of Rye, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.

Rye is about 9 miles north-east of Hastings, in East Sussex. Rye sits inside our coverage and the rest of East Sussex, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 308 places in East Sussex. Our Brighton page has more on work in that area (38 miles or so).

Work on movement joints is covered throughout TN31, whatever the building. If your site is on Market Road, High Street and Market Street or close by, we can quote for movement joints. Access to Rye is via the A259 and A268. If your building is just outside Rye, we cover Playden (1 mile north), East Guldeford (1 mile north-east), Rye Harbour (1 mile south-east), Houghton Green (1 mile north) and Rye Foreign (2 miles north-west). Nearby towns on our patch include Hastings (9 miles south-west), Bexhill-on-Sea (14 miles south-west), St Leonards (10 miles south-west), Hastings Old Town (9 miles south-west), Belmont (9 miles south-west) and Hollington (10 miles south-west).

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Honest limits

Some faults sit outside our scope, and we say so rather than covering them up:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Movement on a scale no sealant is meant to absorb

If you are not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.
