Questions we’re asked in Pett

Is a smaller place like Pett outside your area?

No. Small places get the same service as large ones. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.

Does the sea air around Pett change the choice of sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

What will the job cost?

There isn’t a price list, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

What sealant do you use in movement joints?

We choose a sealant with a movement capability that suits the joint, classified under BS EN ISO 11600. Where two different materials meet, a hybrid sealant can be the better choice.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we’ll plan around them.

Expansion joint sealing in Pett

We have been sealing expansion and movement joints for over 20 years. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. The enquiries we see most involve hardened, cracked sealant on exposed facades and sealant pulling off the joint face, across blockwork control joints, car park decks and ramps and brickwork movement joints. One point of contact handles commercial sealant work in Pett from the first photos to the final walk-round, whether it’s one building or several.

For a site near Pett, measurements and photographs up front mean one trip where possible, with the right materials on hand. Note joint widths and the traffic that uses them, and we will take it from there.

A 12-month guarantee applies to all our work. Should something we installed fail, call 01277 525 020 or send photos by email and we’ll come back to it.

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact. For a building around Pett, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What we need from you

  • Point out parking and an unloading spot
  • Tell staff and tenants when we will be in
  • Send asbestos survey details if the building is pre-2000

Doing it in-house

Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

How the job changes by surface

Internal floor movement joints

Forklift and pallet-truck wheels break unsupported joint edges. The right filler or sealant for the traffic and movement protects them.

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Maintenance after handover

Once the work is signed off, a little attention goes a long way:

  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Include every elevation and deck joint in periodic inspections
  • Record the sealant used and the date in the O&M file
  • Act on the first tear or lifting edge rather than waiting

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint. Keeping the area coned off until then avoids tyre marks and damage.

On a multi-storey car park, a failed joint usually shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles. Sealing the joint promptly stops it at source.

Expansion joint sealing in Pett: the local picture

With the shore within about 1 mile, Pett counts as a coastal location. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, so a failed joint lets more in and the edges break up sooner. Pett is in the South East, one of the UK’s drier regions. External slab and deck joints still need a dry, clean joint to seal, while winter salting gets into any joint left open.

Around Pett, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Common problems we fix in Pett

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Sealant fixed to the base and sides can’t flex, so it tears.

Clients usually get in touch after noticing something like this:

  • Joints packed with grit and debris
  • Brittle, chalky sealant on external joints
  • Water dripping through deck or ramp joints
  • Arrises breaking up along floor joints

For an estate such as Conquest Hospital, 4.5 miles west of Pett, the joints in ramps, decks and long building elevations all need attention over time.

What your quote should include

  • How the joint faces will be prepared and primed
  • Will CSCS-carded applicators be on site?
  • How the existing material will be dealt with
  • Their approach to joint depth and backing
