Looking after the joints
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Brief car park operatives to protect joint lines during winter clearance
- Put movement joints on the planned maintenance inspection round
- Keep stones and debris out of open joint lines
- Note which joints were done, when, and with what
Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we will tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.
On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. That water often carries de-icing salts with it and it can affect the structure over time. Sealing the joint promptly stops it at source.
Expansion joint sealing for commercial buildings in North Oxford
Internal floor joints take trolleys, pallet trucks and forklifts. Without a sound filler, joint edges chip and spall under load so the product has to suit both the traffic and the movement. If the arrises are already broken, we’ll say so before sealing. Most enquiries involve sealant peeling off one face of the joint and torn sealant in brick or block movement joints, on cladding panel joints, car park decks and ramps and precast concrete panel joints. A specialist sealant contractor works differently from a general builder: in North Oxford, that means joint design, primers and backing rod as standard.
Around North Oxford, most floor and movement joint jobs are single buildings or yards, so we gather photographs and measurements first. That way the right materials come on the day and the job is done in one visit where possible.

Doing it in-house
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

What we can’t put right
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Leaks coming from the membrane rather than the joint seal
- Crumbling edges that would give a new bead nothing sound to grip
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
If in doubt, speak to us on 01277 525 020 or email the details over and we will say what we think before you book.

Traffic, movement and joints around North Oxford
North Oxford sits in one of the drier corners of the country, the South East. External joints still wait for dry conditions, and gritting in cold spells finds its way into open joints. North Oxford has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.
Campuses like University of Oxford (to the south of North Oxford) mix old and new buildings, with movement joints wherever they meet. Another example is Littlemead Business Park, 1.8 miles to the south of North Oxford, where floors and yards would be done in stages around the occupiers. Large sites such as John Radcliffe Hospital, 2.1 miles to the east of North Oxford, have car parks, service roads and long elevations with movement joints in brick and panels.
North Oxford is about 2 miles north-west of Oxford, in Oxfordshire. Across the OX2 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. North Oxford is one of 423 places we cover in Oxfordshire for movement joints.
Commercial sites across OX2 are covered for movement joints. Buildings on Hobson Road, Linton Road and Banbury Road are within our area for movement joints. Different surfaces, different methods
Podium joints
On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix, and tell you if the problem looks like the waterproofing below.
Car park decks and ramps
Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement.
Our process
Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. If neighbouring businesses or buildings around North Oxford need work too, visits can be combined. Tell us your site hours and we’ll plan around them.
- First, the joints are inspected for width, movement and the type of failure.
- A fixed quote follows, naming the sealant and its movement class.
- We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
- Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
Before we start on site
- Clear stock, furniture or equipment away from the joints
- Explain the parking and delivery arrangements
- Flag any permit to work we’ll need
Quotes
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, phone 01277 525 020 or email drawings and photos.
Advice
Leave it or put it right?
Re-sealing with the same product that failed is often a false economy. A higher movement class, or a design change by the engineer, may be needed, and we will say so before quoting. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Your questions answered
Is North Oxford too small for you to travel to?
No. Places such as North Oxford are covered as much as the big towns. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.
Is Jordan Hill Business Park, near North Oxford, within your area?
Yes, sites like Jordan Hill Business Park are within our area, along with the rest of North Oxford. A few photographs and the unit address let us price the work.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
How do you choose the sealant?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Can you work on car park ramps and decks?
Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed and broken edges are flagged before sealing.
Is any job too small?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
