Expansion joint sealing for commercial buildings in North Leigh

We’ve been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. Most enquiries involve brittle, chalky sealant on external joints and spalled or broken joint edges in floors and decks, across precast concrete panel joints, blockwork control joints and car park decks and ramps. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in North Leigh, that means joint design, primers and backing rod as standard.

For a site near North Leigh, measurements and photographs up front mean one trip where possible. Note joint widths and the traffic that uses them, and we will take it from there.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

What the job involves on each surface

Podium joints

Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal, and tell you if the problem looks like the waterproofing below.

Cladding panel joints

We confirm what access is in place before pricing. Close-up photos help us judge the joints or a site visit fills the gaps.

How a job runs

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Smaller jobs around North Leigh can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

  • Flag any permit to work we will need
  • Share your working hours and any access restrictions
  • Move anything stored against the joints

Advice

What happens if it’s left?

Sealing over a failed movement joint is a common shortcut. A bead over the old seal can’t bond or flex. Full removal and preparation is in every quote. For buildings around smaller places like North Leigh, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

There’s no price list, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

Your questions answered

Is North Leigh off your patch?

No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Can you take on a job at a hospital such as Witney Community Hospital?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Which sealant will you use?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Do you guarantee expansion joint work?

Each job is backed by a 12-month guarantee on the workmanship. Damage from later works or traffic loads outside the joint’s design isn’t a workmanship fault.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Keep stones and debris out of open joint lines
  • Keep scrapers and ploughs from dragging across joint sealant
  • Record the sealant used and the date in the O&M file
  • Inspect exposed joints once the cold weather has passed

In warehouses, forklift and pallet-truck routes take the most wear. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

When something else is needed

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is one of these:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)

If you are not sure, just speak to us on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.
