Expansion joint sealing for commercial buildings in Newmains

Mastic Doctor has sealed movement joints since 2005, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you’re dealing with sealant peeling off one face of the joint and leaks through car park deck joints onto the level below, we can help, on blockwork control joints, cladding panel joints and precast concrete panel joints alike. One point of contact handles commercial sealant work in Newmains from the first photos to the final walk-round, for single jobs and planned programmes alike.

For floor or movement joints around smaller places like Newmains, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

General trades versus a specialist

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What we’re called out for in Newmains

Most movement joint failures come down to the joint stretching further than the sealant can take. Cohesive failure, a split through the centre, typically means the joint or product wasn’t right for the movement. The same product in the same joint tends to fail again.

Site and facilities staff are often the first to spot these:

  • Movement joints with split or torn sealant
  • Hardened, cracked sealant on exposed facades
  • Leaks through car park deck joints onto the level below
  • Water getting into the wall through a failed joint

Sites like Cleland Hospital (to the north-west of Newmains) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

Questions to ask before you appoint anyone

On site: what to expect

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For work around Newmains, we aim for one trip, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Getting the site ready

Leave it or put it right?

Some quotes just add sealant over the old bead. A bead laid on top of the failed one neither grips nor flexes properly. Full removal and preparation is in every quote. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Newmains before they leak.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

What affects the price in Newmains

Quotes vary with the job. Expect it to depend on:

  • Whether the work must be split into stages
  • Joint width, depth and condition
  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

What we need to price the job

A good diagnosis starts with the right details. Tell us:

  • Photos of the joints, close up and from further back
  • The type of building and who uses it
  • Approximate linear metres or a joint schedule
  • Access details, including height

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

Common questions from Newmains clients

Is Newmains too far out for you?

Not at all. Newmains is within our area. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you take on a job at a hospital such as Cleland Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Do you use silicone or polyurethane in movement joints?

The right product depends on the joint. Facades often take a low-modulus silicone; floors and decks usually need a polyurethane, and the specification has the final say.
