Expansion joint sealing for businesses in Molash

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

Resealing is usually the answer, not replacing the element. Where the edges are sound, cutting out and resealing is enough. We’ll flag where edges need repair before sealing. Halls, stores and units around places like Molash may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.

About our expansion joint sealing in Molash

A movement joint only works while its seal does. When the sealant splits or lets go, the gap fills with dirt and water. Resealing at the first signs of failure is far cheaper than repairing the material either side. Site teams most often ask us about chipped joint edges on forklift routes and joints packed with grit and debris, on precast concrete panel joints, cladding panel joints and podiums and floor movement joints. Whoever orders the work in Molash, the brief is normally the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Halls, schools and small commercial buildings near places like Molash have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Joints that move: notes for Molash

Central London is about 47 miles from Molash. The South East has large numbers of industrial estates and warehouses along the motorway corridors. Rainfall across the South East, Molash included, is lower than in many parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints.

In and around Molash, the right filler or sealant for each joint depends on the traffic and the movement it takes. Around Molash, open joints collect water and debris, and the arrises are the next to go; we will tell you if the edges need repairing first.

Molash is about 6 miles south of Faversham, in Kent. We send applicators to Molash for movement joints. Across Kent, 931 places are covered, Molash among them. Our London page has more on work in that area.

Business premises anywhere in CT4 are within our area. We cover commercial and managed buildings on The Street, Pound Lane and Church Lane. We also cover Shottenden (2 miles north-east), Bilting (2 miles south-east), Perrywood (3 miles north), Mountain Street (3 miles east) and Godmersham (3 miles east). Bigger towns within reach include Ashford (6 miles south), Canterbury (9 miles north-east), Sittingbourne (11 miles north-west), Folkestone (15 miles south-east), Whitstable (10 miles north-east) and Faversham (6 miles north).

Around Molash

Around Molash, our work takes us to commercial buildings near George Inn, among other places. For rail, the closest station is Wye station, about 3.2 miles south. A little further out are Tower keep castle at Chilham (2.7 miles east).

From enquiry to sign-off

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Molash are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Preparing the site

  • Let building users know which areas are affected
  • For older buildings, check the asbestos register before work
  • Send any specification or drawings in advance

Quotes

Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Damaged metal nosings or cover plates over a joint
  • Changing the joint layout or spacing of a structure

If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think before you book.

What we seal

  • Podiums and floor movement joints
  • Car park decks and ramps
  • Cladding panel joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Blockwork control joints

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Clear dirt from joint lines during routine cleaning
  • Report split or peeling joint sealant early
  • Keep racking legs and heavy point loads off floor joints
  • Look over external and deck joints after a hard winter

Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

How the job changes by surface

Cladding panel joints

Cladding panels move more than masonry as they heat and cool. The joints need a low-modulus sealant with enough movement capability in a colour confirmed for that product.

Brickwork and blockwork joints

A brick movement joint full of old mortar or debris can’t close. We clear the joint fully before sealing and flag any joint that seems undersized.

Should maintenance staff do it?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Questions about Molash

What paperwork can you provide for a job in Molash?

Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We are CHAS accredited and a Constructionline member, with £5m public liability insurance and CSCS-carded applicators.

Is Molash too far out for you?

No. Places such as Molash are covered as much as the big towns. We work across Greater London and the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you offer coloured sealant?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs normally get a visit.

How much does the work cost?

There isn’t a price list, as every site differs. Send photographs or drawings and we will price it at a fixed figure.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Do you use silicone or polyurethane in movement joints?

We choose a sealant with a movement capability that suits the joint. Where two different materials meet, a hybrid sealant can be the better choice.
