Why act early in Mid Calder

A like-for-like reseal of a joint that keeps splitting rarely lasts. If the joint is too narrow or the product wrong for the movement, it needs a different approach. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Pricing movement joints depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.

How we handle expansion joint sealing in Mid Calder

A movement joint only works while its seal does. When the sealant splits or lets go, the gap fills with dirt and water. Resealing at the first signs of failure is far cheaper than repairing the material either side. If you have hardened, cracked sealant on exposed facades and expansion joints split through the centre of the bead, we can help, whatever the surface. Whoever orders the work in Mid Calder, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Around smaller Scottish places like Mid Calder, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Slabs and yards take vehicles, rain and frost.

A 12-month guarantee applies to all our work. If an installation problem shows up, phone 01277 525 020 or email the details over and we will arrange a return visit.

Questions about Mid Calder

Is a smaller place like Mid Calder outside your area?

No. Small places get the same service as large ones. We work across every Scottish council area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is Almondview Office Park, near Mid Calder, within your area?

Yes. We cover Mid Calder and the area around it, including industrial estates, business parks and retail parks such as Almondview Office Park. Send details of the unit and the work through our quote form for a quick quote.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Can you send site paperwork?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

Can you work while the building is occupied?

In most cases, yes. Phased work can be planned so areas stay in use.

Does the weather affect joint sealing?

Sealant needs a dry joint and a temperature within the product’s range. Frost, rain and condensation on steel or concrete can hold up external work, so we plan with the forecast in mind.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

When to bring in a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

What sealant work can’t fix

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Damaged metal nosings or cover plates over a joint
  • Movement on a scale no sealant is meant to absorb

If in doubt, call 01277 525 020 or email us and we’ll say what we think.

Surfaces we seal

  • Car park decks and ramps
  • Cladding panel joints
  • Blockwork control joints
  • Podiums and floor movement joints
  • Precast concrete panel joints
  • Brickwork movement joints

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. Travel to smaller Scottish places like Mid Calder is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Getting the site ready

  • Move anything stored against the joints
  • Point out any areas we must not close
  • Send any specification or drawings in advance

Advice

When to call us in Mid Calder

When the movement exceeds the sealant’s capability, the bead tears. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. Resealing like for like often fails the same way.

Any of the following is a good reason to get the joints checked over:

  • Torn sealant in brick or block movement joints
  • Water getting into the wall through a failed joint
  • Debris jammed in movement joints
  • Hardened, cracked sealant on exposed facades

Large sites such as Saint John's Hospital, 1.6 miles west of Mid Calder, have car parks, service roads and long elevations with movement joints in brick and panels.

Questions to ask before you book

  • How the joint faces will be prepared and primed
  • Is the sealant right for the movement and the substrate?
  • What site paperwork they can supply
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Choosing a commercial sealant contractor

Owners, agents and contractors

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Slabs, ramps and loading bays in Mid Calder

The east of Scotland, where Mid Calder is, gets less rain than the west. Freezing weather and salt still attack open external joints. Sealing them before winter limits the damage. At least three named trading, business or retail sites lie within about 3 miles of Mid Calder. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Centres like The Centre (to the south-west of Mid Calder) have mall floors and service decks whose joints carry steady traffic. For a school such as Inveralmond Community High School, playground and building joints can be done in the holidays.
