Need expansion joint sealing in Loans?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • How much there is to seal
  • Specialist products, such as fire-rated or hygienic sealants
  • How accessible the joints are
  • Removal of failed or old sealant

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Before you send an enquiry

A good diagnosis starts with the right details. Let us know:

  • Asbestos survey details if the building is older
  • What the building is and how it’s used
  • How the joints are reached, and at what height
  • Specification clauses that apply

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.

Expansion joint sealing in Loans, done properly

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. If you have damp inside where a wall movement joint has failed and new sealant over old, now failing, we can put it right, on cladding panel joints, precast concrete panel joints and podiums and floor movement joints alike. Looking for mastic applicators who cover Loans? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

For outside joints near Loans, the Scottish weather sets the timetable: sealant needs a dry joint and a temperature within its range. Inside slabs aren’t affected and can be scheduled around the occupier.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Slabs, ramps and loading bays in Loans

Loans lies within about 2 miles of the sea. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, and edges left open tend to break up faster. The west of Scotland, where Loans is, gets more rain than the east. External slab joints left open take plenty of rain. Outside joints are sealed in dry spells, so dates have some give.

For an estate such as Biggart Hospital (4.1 miles south of Loans), the joints in ramps, decks and long building elevations all need attention over time. Schools like Marr College often have long brick elevations with movement joints that age quietly.

Loans is about 1 mile east of Troon, in South Ayrshire. Across the KA10 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Loans is one of 48 places in South Ayrshire on our list. Glasgow is covered too, some 25 miles away.

Anyone looking for expansion joint sealing in KA10 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. For a building on Main Street, Craiksland Place and Kyle Crescent or nearby, send details and we will quote for movement joints. Just outside Loans, we also work in Collennan (1 mile north), Troon (1 mile west), Barassie (1 mile north-west), Dundonald (2 miles north-east) and Hansel Village (2 miles east). Bigger towns within reach include Ayr (7 miles south), Prestwick (4 miles south), Heathfield (5 miles south), Belmont (7 miles south), Forehill (7 miles south) and Maybole (14 miles south).

Landmarks near Loans

We work on buildings around Harbour Road garden. For rail, the closest station is Barassie station, about 1.3 miles north-west. A little further out are Crosbie Castle and the Fullarton estate (1.5 miles south-west) and Biggart Hospital (4.1 miles south). Not far away are Caprington Loch.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, we take the joints in the sequence agreed with you. Tell us who will meet us and how to get in at your building near Loans. We will confirm the plan with the fixed quote.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Before we start on site

  • Tell us your opening times and when work is allowed
  • Warn occupants and staff about the work
  • For older buildings, check the asbestos register before work

Advice

For managing agents and facilities managers

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.

What we can’t put right

We check first that sealant really is the fix. It won’t put right:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Waterproofing layers buried beneath the sealant
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

Not sure which it is? You can ring 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Surfaces we seal

  • Car park decks and ramps
  • Podiums and floor movement joints
  • Blockwork control joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Brickwork movement joints

Questions about Loans

Can you take on a job at a hospital such as Biggart Hospital?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Loans too small for you to travel to?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Do you guarantee expansion joint work?

Each job is backed by a 12-month guarantee on the workmanship. The guarantee covers how we sealed, not damage caused afterwards.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.

Can you work while the building is occupied?

Typically, yes. We phase the work so most of the building stays in use, with each area protected and signed.

How long will the joint resealing take?

Allow a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. Timings are set out in the quote.

What will the job cost?

We don’t publish prices, as every site differs. With photographs or drawings, we can give you a fixed quote.

When to bring in a specialist

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Looking after the joints

Once the work is signed off, these steps help:

  • Include every elevation and deck joint in periodic inspections
  • Note which joints were done, when, and with what
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Raise snow-clearing blades over deck joints where possible

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint. Barriers left in place until then protect the finish.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Damaged edges make the floor rough and wear wheels faster and the broken length grows with every pass. Sealing early protects the edges.
