When to bring in a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Expansion joint sealing for commercial buildings in Frogmill
Long runs of brick or block have movement joints built in that most people only notice when the sealant has gone. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal comes out, backing goes in and a sealant with the right movement class is applied. We work on precast concrete panel joints, cladding panel joints and car park decks and ramps, and the failures we’re asked to look at most are leaks through car park deck joints onto the level below and rain penetration at brick or block movement joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Frogmill, preparation and product choice get the time they need.
In and around smaller places like Frogmill, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

From enquiry to sign-off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. For a building around Frogmill, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.
- We start with photographs, approximate lengths and any drawings, visiting where needed.
- Joint widths and expected movement are checked against what the sealant can take.
- Every joint is cleared of the failed seal and any grit packed into it.
- Edges are checked, and we tell you if any need repairing before sealing.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Each area is handed back after its cure time, under our 12-month guarantee.
Before we start on site
- Confirm the product named in the specification
- Move anything stored against the joints
- Send asbestos survey details if the building is pre-2000

Frogmill: questions and answers
Is a smaller place like Frogmill outside your area?
Not at all. Frogmill is within our area. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Does your area include sites such as Rashleighs Business Centre, near Frogmill?
Yes. Our area takes in Frogmill and its surroundings, with estates and business parks such as Rashleighs Business Centre included. To start, just call the office on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.
Can staff carry on working while you’re here?
Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.
Why has the sealant in our expansion joints split?
The common causes are poor preparation, three-sided adhesion, the wrong movement class and weathering. We diagnose which one it is before resealing, because the fix differs.
What if the joint edges are damaged?
Sound edges are essential. Where they’ve broken up, we’ll tell you they need repairing first.
Do you offer coloured sealant?
That depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.
How long does movement joint sealing take?
The metres of joint, the access and the amount of removal decide it. As a guide, it typically takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints.
Looking after the joints
A few simple habits keep the new joints working:
- Note which joints were done, when, and with what
- Report split or peeling joint sealant early
- Avoid parking heavy plant or pallets on joint lines
- Keep scrapers and ploughs from dragging across joint sealant
In warehouses, forklift and pallet-truck routes take the most wear. Keep racking feet and heavy point loads off joint lines.
External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint, well after the seal first opened. Resealing promptly prevents internal damage.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Movement on a scale no sealant is meant to absorb
- Broken or spalled joint edges, which need repairing before any sealant goes in
- Proprietary pre-formed expansion joint systems
Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we will tell you honestly before you book.
What we seal
- Blockwork control joints
- Car park decks and ramps
- Cladding panel joints
- Brickwork movement joints
- Precast concrete panel joints
- Podiums and floor movement joints
Surface by surface
Concrete and precast panel joints
Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.
Brickwork and blockwork joints
Mortar snots and debris in the joint stop it working. We clear the joint fully before sealing and flag any joint that seems undersized.
Traffic, movement and joints around Frogmill
Frogmill is about 32 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital, and their floor joints take forklift and pallet-truck traffic all day. Rainfall across the South East, Frogmill included, is lower than in many parts of the UK. External joints still wait for dry conditions, and where de-icing salt is spread in winter, open joints let it in.
In a school such as Danesfield School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Parks like Rashleighs Business Centre (2.8 miles east of Frogmill) combine paved areas, car parks and building elevations, each with joints that move. Hospital campuses such as Marlow Community Hospital (3.2 miles north-east of Frogmill) grow in stages, leaving movement joints wherever new blocks meet old.
Frogmill is about 3 miles south-west of Marlow, in Windsor and Maidenhead. We send applicators to Frogmill for movement joints, handled exactly as we handle every other area. Our Windsor and Maidenhead coverage takes in 60 places. Our Reading page has more on work in that area, about 9 miles away.
Work on movement joints is covered throughout SL6, for business premises of every kind. We also cover Medmenham (1 mile north-west), Hurley (1 mile east), Danesfield (1 mile north), Bockmer End (1 mile north) and Cockpole Green (2 miles south-west).
