Expansion joint sealing near Forbes

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.

Expansion joint sealing for commercial buildings in Forbes

Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises. We work on brickwork movement joints, podiums and floor movement joints and car park decks and ramps, and the usual reasons a site gets in touch are new sealant over old, now failing and joints packed with grit and debris. One point of contact handles commercial sealant work in Forbes from the first photos to the final walk-round, for single jobs and planned programmes alike.

Travel to smaller places like Forbes is planned so the work is done in one trip where possible. Send photos, joint widths and details of the traffic first.

A 12-month guarantee applies to all our work. Should something we installed fail, phone 01277 525 020 or email the details over and we will come back to it.

Our process

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a building near Forbes, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Maintenance after handover

A few simple habits keep the new joints working:

  • Note which joints were done, when, and with what
  • Check joints after long freezing spells
  • Keep stones and debris out of open joint lines
  • Avoid parking heavy plant or pallets on joint lines

Fresh joint sealant needs its full cure time before it takes traffic or water. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles. Sealing the joint promptly stops it at source.

When to bring in a specialist

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What the job involves on each surface

Joints between different materials

Some mixed-material joints suit a hybrid sealant. The choice depends on the substrates and how much the joint moves.

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it.

Your questions answered

What site paperwork comes with a job in Forbes?

Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.

Does a site in Forbes have to shut while its joints are sealed?

In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. Tell us which hours and entrances we can use and we’ll plan from there.

How soon can the area be used again?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

What guarantee do you give on joint sealing?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

What causes movement joint sealant to fail?

The way it has failed normally tells us why: tearing down the centre means too much movement, and lifting off one side means poor adhesion. Broken edges are a third possibility.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

How the quote is worked out

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Access and working height
  • Backing rod, priming and other preparation
  • How much there is to seal
  • The product specified

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Details that help us quote

Diagnosis starts before we arrive. Tell us:

  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it
  • The site address and postcode
  • When you need the work done

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.
