How the job changes by surface
Joints between different materials
Some mixed-material joints suit a hybrid sealant. We pick the product for the materials and the movement.
Internal floor movement joints
Floor joints include saw-cut joints and construction joints. A semi-rigid filler is common in trafficked industrial floors, with a flexible sealant where movement is larger.
How we handle expansion joint sealing in East Harting
Brickwork and blockwork walls have vertical movement joints at intervals. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled with primer where the maker calls for it. If you have rain penetration at brick or block movement joints and hardened, cracked sealant on exposed facades, we can put it right, whatever the surface. For commercial sealant work in East Harting, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
In and around smaller places like East Harting, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.
Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Work for main contractors and building owners
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
East Harting: questions and answers
Is hospital work, at somewhere like Petersfield Community Hospital, something you do?
Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Is a smaller place like East Harting outside your area?
No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
Does the weather affect joint sealing?
Weather matters for any external joint because a damp or frozen joint won’t take a proper bond. Internal floor joints are far less affected.
What about RAMS and site documents?
Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
Do you take on small jobs?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
How long will the joint resealing take?
It usually takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. Timings are set out in the quote, including any phasing.

Cost factors for movement joints
Before we quote, we look at:
- Whether the work must be split into stages
- The total length or number of joints
- Distance, for remote addresses
- How accessible the joints are
A quote for movement joints depends on quantities, condition and access. Ask us for a fixed quote.
Before you send an enquiry
Diagnosis starts before we arrive. Tell us:
- Anything awkward about access or site hours
- Approximate linear metres or a joint schedule
- Asbestos survey details if the building is older
- The site address and postcode
To get a fixed quote, phone 01277 525 020 or send photos by email with the site address and an outline of the work. Our quote form is another easy route.
From enquiry to sign-off

- We assess the joints on site or from photographs, noting widths and how each has failed.
- You receive a fixed quote stating the product and the movement it is rated for.
- Phasing is agreed so decks, floors or entrances can stay in use where needed.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Advice
Maintenance after handover
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Include every elevation and deck joint in periodic inspections
- Keep scrapers and ploughs from dragging across joint sealant
- Reopen bays and walkways only after the stated cure time
- Plan racking layouts so feet don’t land on a joint
Floor joints on main traffic routes need watching more closely than the rest. Keep racking feet and heavy point loads off joint lines and flag chipped arrises before they spread.
An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
When to bring in a specialist
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
