Expansion joint sealing across East End

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. If others near East End need work, visits can be combined. A fixed quote is given before anything starts.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Advice

Expansion joint sealing in East End, done properly

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap. A sealant suited to traffic and the expected movement goes in. If you have joints packed with grit and debris and sealant pulling off the joint face, we can put it right. Searching for sealant specialists in East End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In and around smaller places like East End, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What we can’t put right

Some faults sit outside our scope, and we say so rather than covering them up:

  • Proprietary pre-formed expansion joint systems
  • Leaks coming from the membrane rather than the joint seal
  • Joints too narrow for the movement, which need redesigning by the engineer

If you’re not sure, just give us a call on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.

Questions we’re asked in East End

Do you cover business parks and estates near East End, such as Business Park?

Yes. Our area takes in East End and its surroundings, with estates and business parks such as Business Park included. Photos and a short description are enough for a first look.

Is a smaller place like East End outside your area?

No. Places such as East End are covered as much as the big towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

What causes movement joint sealant to fail?

The way it has failed typically tells us why: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Sometimes the edge material itself has failed.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

What sealant do you use in movement joints?

It depends on the movement, exposure and traffic. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints.

What about RAMS and site documents?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

After the work

Once the work is signed off, these steps help:

  • Clear dirt from joint lines during routine cleaning
  • Plan racking layouts so feet don’t land on a joint
  • Include every elevation and deck joint in periodic inspections
  • Keep traffic off new joints until the cure time is up

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.

External wall joints that fail let rain into the masonry and cavity. The first sign is often a damp patch indoors. Catching it early keeps the water outside.

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Different surfaces, different methods

Podium joints

Podium decks are exposed and often trafficked. We choose a product that copes with feet, wheels and weather.

Concrete and precast panel joints

Precast panels often have surface residues that sealant won’t bond to. Proper cleaning and primer where specified give a sound bond, so the new seal holds.

When to call us in East End

When the movement exceeds the sealant’s capability, the bead tears. Cohesive failure, a split through the centre, normally means the joint or product wasn’t right for the movement. The same product in the same joint tends to fail again.

Any of the following is a good reason to get the joints checked over:

  • Previous reseals laid over old sealant
  • Expansion joints filled with dirt and stones
  • Sealant peeling off one face of the joint
  • Water dripping through deck or ramp joints

A healthcare site such as Benenden Hospital (less than half a mile south-west of East End) depends on car parks, ramps and service yards whose joints take traffic all day.

Before you book anyone

  • Will CSCS-carded applicators be on site?
  • Their plan for phasing and protecting the area
  • Will failed sealant be removed rather than covered?
  • How they handle RAMS and site documents
