Expansion joint sealing in Dyke, done properly

Long runs of brick or block have movement joints built in that most people only notice when the sealant has gone. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled. Most enquiries involve leaks through car park deck joints onto the level below and rain penetration at brick or block movement joints, on car park decks and ramps, podiums and floor movement joints and precast concrete panel joints. Looking for mastic applicators who cover Dyke? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

In smaller places such as Dyke, the joints we are asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

What we’re called out for in Dyke

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Bonded on three faces, it can’t stretch evenly when the joint opens so backing is set before sealing.

Any of the following is a good reason to get the joints checked over:

  • Damp inside where a wall movement joint has failed
  • Previous reseals laid over old sealant
  • Leaks through car park deck joints onto the level below
  • Joints packed with grit and debris

On industrial estates such as Greshop Industrial Estate, 2.3 miles to the east of Dyke, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.

What to look for in a quote

  • How the joint faces will be prepared and primed
  • What the guarantee covers, and for how long
  • Can the work be phased to keep areas open?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Choosing a commercial sealant contractor

How a job runs

Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Tell us who will meet us and how to get in at your building near Dyke. That goes into the plan alongside the quote.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Agree which areas must stay open
  • Send any specification or drawings in advance

FAQs: Dyke

Does the sea air around Dyke change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Is Dyke too small for you to travel to?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Does the weather affect the work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What do you charge?

Each job is quoted on its own details. To get one, speak to us on 01277 525 020 or send details through our quote form with a description of the work.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

What causes movement joint sealant to fail?

It depends on how the sealant has let go: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Sometimes the edge material itself has failed.

Do you guarantee expansion joint work?

The 12-month guarantee applies to the workmanship. Tell us straight away if a joint we sealed gives trouble in that time.

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Keep racking legs and heavy point loads off floor joints
  • Reopen bays and walkways only after the stated cure time
  • Clear dirt from joint lines during routine cleaning
  • Include every elevation and deck joint in periodic inspections

Grit is the slow enemy of a joint seal. Stones pressed into the bead by wheels or feet can puncture it. A routine sweep is the simplest protection.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint, well after the seal first opened. Catching it early keeps the water outside.

Why act early in Dyke

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use, compared with a full closure. We agree phasing with you before work starts. For buildings near Dyke, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Why appoint us

  • Constructionline member for supplier checks
  • Health and safety: CHAS accredited
  • Matching to RAL references, product permitting
  • Colour options checked against the specified product

Warehouse floors and decks around Dyke

Dyke sits close to the coast, within about 3 miles. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, and edges left open tend to break up faster. Being in the east of Scotland, Dyke gets less rain than the west coast. Freezing weather and salt still attack open external joints. Sealing them before winter limits the damage.

Large sites such as Leanchoil Hospital (to the east of Dyke) have car parks, service roads and long elevations with movement joints in brick and panels. At places like Waterford Industrial Estate, 2.7 miles east of Dyke, joints are sealed a section at a time so operations carry on.

Dyke is about 3 miles west of Forres, in Moray. We cover Dyke, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Across Moray, 59 places are covered, including Dyke. Aberdeen is covered too, around 66 miles from Dyke.

How the quote is worked out

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Backing rod, priming and other preparation
  • How much existing material needs removing
  • Site requirements such as inductions and permits
  • Any access equipment needed

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

Before you send an enquiry

Whether it’s one area or a whole building, these details speed things up:

  • A wide shot and a close-up of the area
  • Any dates the work must fit around
  • How the joints are reached, and at what height
  • Drawings or a marked-up plan, if available

For a fixed quote, call the office on 01277 525 020 or email us, telling us the site location and the nature of the job. You can also send details through our quote form.
