Expansion joint sealing across Dollar

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Honest limits

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Proprietary pre-formed expansion joint systems
  • Leaks coming from the membrane rather than the joint seal

If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

What we seal

  • Precast concrete panel joints
  • Cladding panel joints
  • Blockwork control joints
  • Brickwork movement joints
  • Podiums and floor movement joints
  • Car park decks and ramps

Expansion joint sealing for commercial buildings in Dollar

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. We work on podiums and floor movement joints, blockwork control joints and precast concrete panel joints, and the usual reasons a site gets in touch are sealant peeling off one face of the joint and chipped joint edges on forklift routes. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Dollar is the same: the right product in a properly prepared joint.

Weather windows decide external joint work around a place like Dollar: sealant needs a dry joint and a temperature within its range, so dates have some give. Inside slabs aren’t affected and can be scheduled around the occupier.

Dollar: questions and answers

What site paperwork comes with a job in Dollar?

RAMS, insurance certificate, CSCS details: list what the site needs and we will confirm it with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

Will our site in Dollar have to close for joint sealing?

In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

What causes movement joint sealant to fail?

Most often the movement is too much for the product or the joint width. We review the joint design as well as the sealant before pricing so the same failure isn’t repeated.

When can you be on site?

Mention the site’s hours and access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

How the quote is worked out

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Location, for remote and island sites
  • Quantities, in metres or numbers
  • Phasing around occupants
  • Removal of failed or old sealant

A quote for movement joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

What to include in your enquiry

Good information means a firmer quote. Helpful details to send:

  • Drawings or a marked-up plan, if available
  • The asbestos register, for older buildings
  • The product your specification calls for
  • Photos of the joints, close up and from further back

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. For a chat about it beforehand, speak to us on 01277 525 020 or email drawings and photos.

What happens if it’s left?

Leaving a failed movement joint rarely stays a small problem. Grit and water fill the gap and the material either side breaks up. Resealing early keeps the work to sealant. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Dollar, a repair visit takes planning, so it’s better to act early.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.

Why appoint us

  • Work to your specification and the manufacturer’s guidance
  • Coloured sealants to suit the setting, where available
  • CHAS accredited
  • Old sealant cut out, never sealed over

On site: what to expect

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Travel to smaller Scottish places like Dollar is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

What we need from you

  • For older buildings, check the asbestos register before work
  • Let us know about inductions and permits
  • Agree which areas must stay open

Advice

Commercial clients in Dollar

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

When to call us in Dollar

Sun, rain and frost age external movement joints. UV hardens the surface, and the sealant loses its ability to stretch and opens at the next temperature swing.

These are often picked up first by site or facilities staff:

  • Weathered movement joint sealant that no longer flexes
  • Previous reseals laid over old sealant
  • Chipped joint edges on forklift routes
  • Sealant peeling off one face of the joint

Once a joint near Dollar opens up, grit and water get in and the edges start to break.

What to look for in a quote

  • What level of public liability insurance do they hold?
  • Do they follow the manufacturer’s priming guidance?
  • Is the sealant right for the movement and the substrate?
  • How long is the guarantee, and what does it include?
