Coloured sealant in Dollar, done properly
Coloured sealant is a finishing trade, so it usually comes late in a programme. We work around other trades and protect adjacent finishes, and snag any marks before we leave. A 12-month guarantee covers our workmanship. We work on shop-fit joinery and counters, natural stone and brick and hotel bathrooms and public areas, and the usual reasons a site gets in touch are a bead that fights the cladding or frame colour and smeared sealant on stone or joinery. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Dollar, that means joint design, primers and backing rod as standard.
Around smaller places such as Dollar, the commercial buildings tend to be hospitality, local shops, schools, health centres and converted rural buildings. Their kitchens, washrooms and window perimeters all need joints that keep water out.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Sealant on show in Dollar’s commercial buildings
The east of Scotland, where Dollar is, gets less rain than the west. Frost and condensation on winter mornings can still hold up external sealing.
For any commercial premises in Dollar, a lasting joint depends on full removal of the old sealant and clean, dry faces.

Maintenance after handover
Cleaning and maintenance staff play a part too. Share these points with them:
- Agree the sealant colour early and write it into the specification
- Don’t let trades patch coloured joints with a random sealant
- Keep harsh solvents away from visible joints
- Note which sealant colour was used where
Note the sealant type and colour on the building file. Future repairs can then use the same colour, with no guesswork.
Put the sealant colour into the specification or finishes schedule. Late decisions lead to substitutes and mismatches.
Different surfaces, different methods
Hotel interiors
Hotels use colour-matched sealant in bathrooms, bedrooms and public areas. Sanitary silicone comes in colours too, so bathrooms can match the tiling or stone.
Brick and masonry
Brickwork joints normally look best in a colour close to the mortar or brick. We choose a suitable shade from the product’s range.

What else we do in Dollar
When to bring in a specialist
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Common problems we fix in Dollar
When frames are recoated or a space is rebranded, the old joints may no longer suit. New cladding colours, repainted frames or a refreshed shop fit all prompt colour changes.
What tends to prompt an enquiry:
- A bead that fights the cladding or frame colour
- A run of joints in mismatched shades
- Dirty, discoloured joints in public areas
- Weathered sealant that no longer matches
Colour matters on frontages and fit-outs, so the quote confirms which colours the chosen product comes in.
What your quote should include
- Their approach to joint depth and backing
- What site paperwork they can supply
- What level of public liability insurance do they hold?
- Will failed sealant be removed rather than covered?
Questions about Dollar
What documents will you need to give us for a job in Dollar?
We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.
Can the sealant on our Dollar premises match the finishes?
Yes. Colour matching to frames, cladding, stone and shop-fit finishes is a regular part of the work. Send colour references or photos and we will confirm what’s available for the product.
How many days will you need on site?
The duration is planned around your programme and the access we are given. You’ll have an expected duration with the quote.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Can the building stay open while you work?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
What happens if it’s left?
Leaving a failed coloured joint risks more than appearance. Water through a split seal can stain or damage the surfaces next to it, so resealing protects the finishes as well as the look. Renewing every failing joint on one visit is the sensible approach for a place like Dollar. Photos of each area help us quote the whole job.

How a job runs
Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. For work around Dollar, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.
- First we agree which sealant type the joint needs.
- We compare the target colour with the colours available.
- You approve the colour, on site if it’s critical.
- The existing bead comes out, then faces are cleaned and backed.
- We mask, seal and tool to a clean line.
- We remove the masking and walk the finished joints with you.
Getting the site ready
- Clear stock, furniture or equipment away from the joints
- Warn occupants and staff about the work
- Send asbestos survey details if the building is pre-2000
