Need expansion joint sealing in Dargate?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle expansion joint sealing in Dargate

Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises, and the bead is tooled so it grips the two faces alone. Most enquiries involve spalled or broken joint edges in floors and decks and rain penetration at brick or block movement joints, on podiums and floor movement joints, cladding panel joints and car park decks and ramps. Most enquiries from Dargate start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Halls, schools and small commercial buildings near places like Dargate have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

Warehouse floors and decks around Dargate

Dargate is within about 3 miles of the coast. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. Less than 3 miles from Dargate there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

University campuses such as University of Kent, 3.9 miles to the east of Dargate, have car parks, paved walkways and building elevations with movement joints. For an estate such as Whitstable and Tankerton Hospital (4.5 miles north-east of Dargate), the joints in ramps, decks and long building elevations all need attention over time. Retail centres such as Prospect Retail Park, 2.5 miles north-east of Dargate, have floors, service yards and car parks with joints under constant traffic.

Dargate is about 4 miles south-west of Whitstable, in Kent. Our applicators travel to Dargate for work on movement joints, handled exactly as we handle every other area. Dargate is one of 931 places in Kent on our list for movement joints. We also cover London, around 48 miles from Dargate.

Commercial sites across ME13 are covered. Among the streets we cover are Butler's Hill and Plumpudding Lane. Just outside Dargate, we also work in Hernhill (1 mile south-west), Waterham (1 mile north), Highstreet (1 mile north-east), Slutshole (1 mile south-west) and Staplestreet (1 mile south-west). Bigger towns within reach include Ashford (13 miles south), Canterbury (5 miles south-east), Sittingbourne (11 miles west), Whitstable (4 miles north-east), Faversham (4 miles west) and Herne Bay (8 miles north-east).

Local landmarks in Dargate

Around Dargate, our work takes us to commercial buildings near Red Lion pub and Mount Ephraim Gardens. The nearest railway station is Selling station, roughly 3 miles south-west. A little further out are Whitstable and Tankerton Hospital (4.5 miles north-east) and Tankerton Castle (4.2 miles north-east). Green spaces nearby include Blean Woods RSPB Reserve.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Leave it or put it right?

A torn seal left alone typically gets worse. Grit and water fill the gap and the material either side breaks up, so a reseal turns into an edge repair as well. Acting at the first split keeps the cost down. Around Dargate, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Different surfaces, different methods

Cladding panel joints

Cladding panels move more than masonry as they heat and cool. A sealant with the right movement class is chosen in a colour confirmed for that product.

Podium joints

Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Your questions answered

Is Dargate too far out for you?

Not at all. Dargate is within our area. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.

Does your area include sites such as Lamberhurst Farm Industrial Estate, near Dargate?

Yes. Estates, retail parks and business parks around Dargate, Lamberhurst Farm Industrial Estate among them, are all within reach. To start, just speak to us on 01277 525 020 or email us with the unit, the joints involved and your access times.

Will you come and look before quoting?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

How do we ask for a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Cracking or settlement that calls for an engineer’s assessment
  • Proprietary pre-formed expansion joint systems

Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we’ll tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints

How a job runs

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Smaller jobs around Dargate can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

What we need from you

  • Point out any areas we must not close
  • Send asbestos survey details if the building is pre-2000
  • Share your working hours and any access restrictions
