How we handle expansion joint sealing in Graveney
Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap. We reseal deck and ramp joints with a trafficable sealant chosen for the movement and the work can be phased so parts of the car park stay open. The enquiries we see most involve water dripping through deck or ramp joints and brittle, chalky sealant on external joints, on blockwork control joints, car park decks and ramps and podiums and floor movement joints. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Graveney is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Around smaller places such as Graveney, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.
We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

General trades versus a specialist
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Where floor joints take the most wear near Graveney
Graveney sits close to the coast, within about 2 miles. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. Graveney sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, while winter salting gets into any joint left open.
Phasing is what makes joint work possible on busy sites such as Lamberhurst Farm Industrial Estate (2.3 miles east of Graveney): one bay, aisle or car park row at a time. In a school such as Graveney Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. A healthcare site such as Whitstable and Tankerton Hospital, 5.3 miles to the north-east of Graveney, depends on car parks, ramps and service yards whose joints take traffic all day.
Graveney is about 2 miles east of Faversham, in Kent. Any commercial site in Graveney is covered. Across Kent, 931 places are covered, Graveney among them. For work in that direction, see our London page (46 miles or so).

How the job changes by surface
Joints between different materials
Some mixed-material joints suit a hybrid sealant. The choice depends on the substrates and how much the joint moves, and confirm it in the quote.
Podium joints
Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix, and tell you if the problem looks like the waterproofing below.
When it isn’t the sealant
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Damaged metal nosings or cover plates over a joint
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
- Concrete or masonry repairs along the arrises
Not sure which it is? You can call 01277 525 020 or send details through our quote form and we will tell you honestly.
What we seal
- Car park decks and ramps

Graveney: questions and answers
Is Graveney too small for you to travel to?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.
Can being near the sea in Graveney affect the sealant we need?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Are expansion joints and movement joints the same thing?
It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing, and either way it needs a sound seal.
When can you be on site?
Give us your site hours and any access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.
Can the sealant be colour-matched?
In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
Which product is best for expansion joints?
We choose a sealant with a movement capability that suits the joint as set out in BS EN ISO 11600. Hybrid or MS polymer products suit some mixed-material joints.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Leave it or put it right?
A like-for-like reseal of a joint that keeps splitting rarely lasts. If the joint is too narrow or the product wrong for the movement, it needs a different approach and we will tell you honestly. Older rural buildings around Graveney move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
Pricing movement joints depends on how many there are, their condition and the access. Ask us for a fixed quote.

Our process
Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. If others near Graveney need work, visits can be combined, which keeps travel down. You will have a fixed quote before work starts.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- Next, we fix a price and confirm the sealant we propose for the movement.
- The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
- Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
- Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
- Finished joints are checked and backed by our 12-month guarantee.
Before we start on site
- Arrange parking or a loading space
- Confirm the product named in the specification
- For older buildings, check the asbestos register before work
